<strong>in</strong> a 24-hour market, and possibly shopp<strong>in</strong>g centers <strong>in</strong> burgeon<strong>in</strong>g<br />
Hispanic areas adapted to attract retailers who specialize <strong>in</strong><br />
serv<strong>in</strong>g Lat<strong>in</strong> American populations.<br />
Go Green. Tenants want energy-sav<strong>in</strong>g technologies simply<br />
to reduce costs. “It’s not about tree hugg<strong>in</strong>g; it’s about bottom<br />
l<strong>in</strong>es,” says a developer. The modest extra upfront project costs<br />
can produce long-term operat<strong>in</strong>g sav<strong>in</strong>gs, which help improve<br />
build<strong>in</strong>g values and ensure competitiveness over time.<br />
Property Sectors<br />
Multifamily Any Way You Like It. It almost doesn’t matter<br />
what part of the country is concerned, <strong>in</strong>terviewees go totally<br />
gaga over apartments: buy class A, value-enhance class B,<br />
develop from scratch, purchase <strong>in</strong> <strong>in</strong>fill areas, acquire <strong>in</strong> gateway<br />
cities, or hold <strong>in</strong> lower-growth markets. “Even buy class C<br />
and upgrade, spend a little more, hold a little longer—demand<br />
will be there.” The only caveat: avoid severely affected hous<strong>in</strong>g<br />
markets where a surfeit of empty s<strong>in</strong>gle-family homes will<br />
compete as rentals.<br />
Fortress Malls, Infill Shopp<strong>in</strong>g Centers. Location and<br />
retailer quality ga<strong>in</strong> importance <strong>in</strong> the shopp<strong>in</strong>g center world,<br />
fight<strong>in</strong>g aga<strong>in</strong>st e-commerce <strong>in</strong>cursions. Aptly named fortress<br />
malls, near upscale suburban neighborhoods and strategic<br />
highway <strong>in</strong>tersections, cont<strong>in</strong>ue to concentrate the top brand<br />
cha<strong>in</strong>s and attract more shoppers away from their weaken<strong>in</strong>g<br />
competition—centers situated near older or more commodityclass<br />
hous<strong>in</strong>g districts. Grocery store–anchored centers with<br />
lead<strong>in</strong>g supermarket and drug store cha<strong>in</strong>s still command<br />
plenty of traffic from necessity shoppers, and <strong>in</strong>vestors love the<br />
steady cash flows.<br />
Coastal Port Industrial Space. Global trade will power<br />
export activity around the nation’s primary seaboard ports,<br />
where traditional big-box warehouse distribution assets rebound<br />
after experienc<strong>in</strong>g uncomfortably high vacancies. All eyes focus<br />
on which East Coast cities can position themselves to capture<br />
Pacific conta<strong>in</strong>er-ship traffic slated to come through a widened<br />
Panama Canal <strong>in</strong> 2014. Some w<strong>in</strong>ners will turn <strong>in</strong>to new <strong>in</strong>dustrial<br />
hubs, but first need to dredge harbor channels to handle<br />
deep-hulled vessels. Miami, Charleston, Savannah, and Norfolk<br />
look like prime contenders, and New York/New Jersey will not<br />
be left out. Houston should pick up bus<strong>in</strong>ess along the Gulf<br />
Coast.<br />
Bus<strong>in</strong>ess Center Hotels. “It’s the po<strong>in</strong>t <strong>in</strong> the cycle where<br />
lodg<strong>in</strong>g makes sense.” But only the major 24-hour cities attract<br />
consistently strong comb<strong>in</strong>ations of bus<strong>in</strong>ess and tourist travelers<br />
to susta<strong>in</strong> occupancies and advance room rates dur<strong>in</strong>g the<br />
week, as well as <strong>in</strong>to weekends. Middle-market hotels without<br />
food and beverage service lure budget-conscious travelers<br />
without outsized operation overheads, enhanc<strong>in</strong>g bottom-l<strong>in</strong>e<br />
results.<br />
