<strong>Land</strong>lords ga<strong>in</strong> confidence: some job<br />

growth resumes, office absorption ramps<br />

up, and <strong>in</strong>stitutional <strong>in</strong>vestor appetites for<br />

multifamily and office space appear “<strong>in</strong>satiable.”<br />

New office build<strong>in</strong>gs, delivered<br />

dur<strong>in</strong>g the dismal 2008 and 2009 period,<br />

lease up; <strong>in</strong> <strong>2012</strong>, the downtown vacancy<br />

rate could drop <strong>in</strong>to the low teens, and<br />

rents probably will <strong>in</strong>crease. “It’s a complete<br />

turnaround. Institutions may pull the<br />

trigger on new office development soon.<br />

The w<strong>in</strong>dow is open.” Apartment vacancies<br />

s<strong>in</strong>k below 5 percent <strong>in</strong> and around<br />

downtown, and work beg<strong>in</strong>s on new highrise<br />

and mid-rise projects. Developers<br />

can achieve higher rents <strong>in</strong> these 24-<br />

hour, close-<strong>in</strong> districts. The always-tight<br />

<strong>in</strong>dustrial market—the survey’s numberone<br />

buy for warehouses—rema<strong>in</strong>s<br />

“steady-eddy” <strong>in</strong> low-yield, low-volatility<br />
