cluster to avoid traffic congestion near<br />

prime bedroom communities, mostly<br />

north of downtown. Apartment <strong>in</strong>vestors<br />

always do well, hotel outlooks cont<strong>in</strong>ue<br />

to improve, and hous<strong>in</strong>g prices revive<br />

before those <strong>in</strong> most national markets.<br />

San Diego’s formidable ace <strong>in</strong> the hole<br />

rema<strong>in</strong>s near-perfect year-round weather,<br />

which helps attract talent pools to local<br />

biotech companies, as well as a steady<br />

stream of upscale retirees. The large U.S.<br />

Navy base doesn’t hurt either, undergird<strong>in</strong>g<br />

the local economy.<br />

Denver (11). Downtown steadily remakes<br />

itself as an entic<strong>in</strong>g, highly desirable<br />

21st-century city center. The acclaimed<br />

LoDo (Lower Downtown) enterta<strong>in</strong>ment<br />

district is be<strong>in</strong>g built out, surrounded<br />

by susta<strong>in</strong>able office development and<br />

boutique apartment projects: 4,000 units<br />

beg<strong>in</strong> to come off the draw<strong>in</strong>g boards,<br />

promis<strong>in</strong>g “significant changes ahead.”<br />

First, new restaurants and a sports<br />

stadium attracted nightlife; now developers<br />

cater to echo boomer residents with<br />

social amenities like landscaped roof<br />

decks, gyms, and community rooms.<br />

“We’re gradually becom<strong>in</strong>g a 24-hour<br />

city,” an <strong>in</strong>terviewee says. Union Station<br />

redevelops <strong>in</strong>to a full-blown light-rail,<br />

bus, and tra<strong>in</strong> transportation complex,<br />

serv<strong>in</strong>g ris<strong>in</strong>g numbers of suburban<br />

commuters who now have alternatives to<br />

driv<strong>in</strong>g on congested highways. Transitoriented<br />

development pops up along new<br />

suburban station stops. “Denver feels<br />

good. We have the draw of good-pay<strong>in</strong>g<br />

clean-tech, energy <strong>in</strong>dustry jobs with a<br />

reasonable cost of liv<strong>in</strong>g and improv<strong>in</strong>g<br />

transportation.” Although the office<br />

market moves sideways, hous<strong>in</strong>g sidestepped<br />

the boom/bust debacle. Better<br />

days def<strong>in</strong>itely seem to be ahead.<br />

Dallas (12). Hav<strong>in</strong>g “mostly dodged a<br />

bullet,” Dallas benefits from the “Texas is<br />

good for bus<strong>in</strong>ess/low taxes” storyl<strong>in</strong>e.<br />

Companies cont<strong>in</strong>ue to move data<br />

process<strong>in</strong>g, sales, and adm<strong>in</strong>istrative<br />

back-office operations to the Metroplex<br />

to take advantage of “low-cost labor, the<br />

great airport [D/FW], and central U.S.<br />

location.” Recent discoveries of huge<br />

natural gas fields also buttress prospects.<br />

But <strong>in</strong>vestors always hesitate because of<br />
