Public realm elements will serve as the common thread that<br />
binds the various areas within the <strong>ARTIC</strong> <strong>Mixed</strong>-<strong>Use</strong> <strong>District</strong><br />
together. The quality and design <strong>of</strong> the public realm play<br />
an important role in establishing a “sense <strong>of</strong> place” and<br />
creating a positive experience for transit users and visitors.<br />
The public realm guidelines establish a design framework<br />
for the public spaces within the <strong>ARTIC</strong> <strong>Mixed</strong>-<strong>Use</strong> <strong>District</strong><br />
to ensure that the complex is designed to encourage and<br />
facilitate transit use. The guidelines contain qualitative<br />
criteria that provide an overall design direction for the<br />
entire <strong>Mixed</strong>-<strong>Use</strong> complex, while encouraging creativity<br />
and flexibility in design and development <strong>of</strong> individual<br />
areas within the site.<br />
4.1 Landscape Concept<br />
The landscape and hardscape character <strong>of</strong> the <strong>ARTIC</strong> <strong>Mixed</strong>-<br />
<strong>Use</strong> <strong>District</strong> will reflect the timeless design vernacular <strong>of</strong> the<br />
place. The landscape design will integrate the aesthetic<br />
and functional requirements <strong>of</strong> the pedestrian-scale <strong>Mixed</strong>-<br />
<strong>Use</strong> development with the inherent character <strong>of</strong> plant<br />
communities found in Southern California. Plant species,<br />
sizes, colors and layouts and hardscape materials shall be<br />
selected to reinforce the overall design theme, scale and<br />
visual connection <strong>of</strong> the <strong>ARTIC</strong> <strong>Mixed</strong>-<strong>Use</strong> <strong>District</strong>.<br />
A Master Landscape Plan shall be required for the entire<br />
<strong>ARTIC</strong> <strong>Mixed</strong>-<strong>Use</strong> <strong>District</strong> to ensure a cohesive and<br />
coordinated landscape design. The Master Landscape<br />
Plan should include, but not limited to, the following<br />
information:<br />

Project-wide landscape design concept(s), including<br />
designs <strong>of</strong> streetscapes, plazas, pedestrian promenades<br />
and edge/buffer conditions;<br />
A plant materials palette, including the type, size and<br />
spacing <strong>of</strong> each plant species; and<br />
A plant materials and hardscape presentation board<br />
with images, photos and/or samples <strong>of</strong> the proposed<br />
landscape and paving materials/patterns.<br />
