1.1 Purpose
The Anaheim Regional Transportation Intermodal Center
(ARTIC) Mixed-Use District Conceptual Development
Guidelines provide urban design recommendations that
apply to all development within the ARTIC Mixed-Use
District. The development guidelines establish an urban
design framework that assures the transformation of the
ARTIC project site into a high quality, dynamic and cohesive
Mixed-Use district organized around a world-class transit
center. The guidelines contained in this document are
not standards; they are intended to provide guidance,
promote innovative design and allow for flexibility in
implementation.
These guidelines are intended to communicate the design
intent for the ARTIC Mixed-Use District to the project
developers, planners, architects, landscape architects and
signage designers, and to provide them with guidance to
assist them in articulating the envisioned concept, while
encouraging creativity and diversity in design expression.
1.2 Site Location
The ARTIC Mixed-Use District is located within the city limits
of Anaheim, California. The site is situated in The Platinum
Triangle, near leading-edge employment centers, exciting
Mixed-Use development and major regional entertainment
venues (e.g., the Angel Stadium of Anaheim and the Honda
Center).
The site is surrounded by existing development. To the north
and east, the site is bounded by Katella Avenue. To the

east, the site is bounded by the Santa Ana River channel.
On the south and west, the property abuts the State Route
57 freeway and Douglass Road, which is a Major Arterial.
