1.1 Purpose<br />
The <strong>Anaheim</strong> Regional Transportation Intermodal Center<br />
(<strong>ARTIC</strong>) <strong>Mixed</strong>-<strong>Use</strong> <strong>District</strong> <strong>Conceptual</strong> Development<br />
Guidelines provide urban design recommendations that<br />
apply to all development within the <strong>ARTIC</strong> <strong>Mixed</strong>-<strong>Use</strong><br />
<strong>District</strong>. The development guidelines establish an urban<br />
design framework that assures the transformation <strong>of</strong> the<br />
<strong>ARTIC</strong> project site into a high quality, dynamic and cohesive<br />
<strong>Mixed</strong>-<strong>Use</strong> district organized around a world-class transit<br />
center. The guidelines contained in this document are<br />
not standards; they are intended to provide guidance,<br />
promote innovative design and allow for flexibility in<br />
implementation.<br />
These guidelines are intended to communicate the design<br />
intent for the <strong>ARTIC</strong> <strong>Mixed</strong>-<strong>Use</strong> <strong>District</strong> to the project<br />
developers, planners, architects, landscape architects and<br />
signage designers, and to provide them with guidance to<br />
assist them in articulating the envisioned concept, while<br />
encouraging creativity and diversity in design expression.<br />
1.2 Site Location<br />
The <strong>ARTIC</strong> <strong>Mixed</strong>-<strong>Use</strong> <strong>District</strong> is located within the city limits<br />
<strong>of</strong> <strong>Anaheim</strong>, California. The site is situated in The Platinum<br />
Triangle, near leading-edge employment centers, exciting<br />
<strong>Mixed</strong>-<strong>Use</strong> development and major regional entertainment<br />
venues (e.g., the Angel Stadium <strong>of</strong> <strong>Anaheim</strong> and the Honda<br />
Center).<br />
The site is surrounded by existing development. To the north<br />
and east, the site is bounded by Katella Avenue. To the<br />
