should be spaced to fill in 80% of the planting area
within one year after installation.
Sky gardens are strongly encouraged. These roof-top
outdoor spaces, located either at the top of a building
or above a parking structure, will provide private open
space areas for residents. Each sky garden should be
designed for easy access to the residents of that particular
building, and provide additional outdoor living space
and powerful views of the Orange County region.
Paved materials should complement the surrounding
building character and be easy to maintain. Acceptable
paving materials include, but are not limited to: integral
color concrete, broom-finished concrete, salt finish
concrete, exposed aggregate concrete, precast concrete
pavers, brick pavers, tiles and natural stone.
Avoid using smooth, polished stone such as marble
or granite on exterior steps and staircases since such
materials can be slippery when wet. Instead, use
unpolished stone with a slight texture or textured
pavement so as to minimize accidents on slippery steps
during inclement weather. Incorporate railings on steps
and staircases to assist the elderly and handicapped.
