Almost all of <strong>the</strong> expansions of Commodore Fortenbaugh’s businesses<br />
have been financed through surplus operating revenues because it made<br />
better sense <strong>to</strong> use cash on hand than <strong>to</strong> pay interest on loans.<br />
I am writing in full support of<br />
you continuing <strong>the</strong> outstanding<br />
management of North Cove<br />
<strong>Marina</strong>. Over <strong>the</strong> years, I have<br />
seen <strong>the</strong> marina flourish under<br />
your leadership and become<br />
world-class. It is clear that you<br />
had a vision for <strong>the</strong> marina that<br />
has made it <strong>the</strong> essence, <strong>the</strong><br />
heart, <strong>the</strong> gem and <strong>the</strong> vibrant<br />
center of Battery Park City and<br />
Lower Manhattan. You put your<br />
heart in<strong>to</strong> <strong>the</strong> marina as well as<br />
<strong>the</strong> surrounding community. I<br />
can’t imagine <strong>the</strong> marina<br />
without you at <strong>the</strong> helm. You<br />
have been exceedingly generous<br />
and kind <strong>to</strong> <strong>the</strong> community and<br />
have connected us <strong>to</strong> <strong>the</strong><br />
marina because you have<br />
shown that it takes a neighbor<br />
<strong>to</strong> understand what works for<br />
<strong>the</strong> neighborhood.<br />

The exception was <strong>the</strong> 2013 acquisition of Arabella by Manhattan Yacht<br />
Club, one of <strong>the</strong> businesses operated by <strong>the</strong> Commodore. Arabella was<br />
purchased for $2,000,000 with $600,000 in cash being invested by <strong>the</strong><br />
club and two loans of $700,000 each being provided by <strong>the</strong> New York<br />
Business Development Corporation and TD Bank. Both of <strong>the</strong>se lenders<br />
are familiar with <strong>the</strong> successful financial track record of <strong>NCMM</strong> as well as<br />
<strong>the</strong> conservative financial management demonstrated by Commodore<br />
Fortenbaugh for many years.<br />
