B-3. Preliminary Financing Plan<br />
The Preliminary Financing Plan shall include <strong>the</strong> following:<br />
A. An estimate of <strong>to</strong>tal development/improvement costs, including<br />
specific cost breakdown;<br />

Fortenbaugh and his team have<br />
done in managing this facility.<br />
Over <strong>the</strong> years I have taken<br />
many “New York Sailors” out in<br />
<strong>the</strong> harbor with me, musicians,<br />
ac<strong>to</strong>rs, contrac<strong>to</strong>rs, Wall Street<br />
workers, social workers,<br />
physicians, lawyers, professors,<br />
police officers, artists, students<br />
and many o<strong>the</strong>rs. I have<br />
witnessed each and every time<br />
a great joy in each of <strong>the</strong>m <strong>to</strong><br />
feel <strong>the</strong>y are given <strong>the</strong><br />
opportunity <strong>to</strong> be part of<br />
something very special<br />

Over <strong>the</strong> past 10 years, we have invested approximately $930,000 in<strong>to</strong><br />
North Cove. The marina is now running in excellent condition and has<br />
been a successful business for many years with positive cash flow.<br />
Because we have already invested in <strong>the</strong> equipment we needed <strong>to</strong> run<br />
<strong>the</strong> marina successfully, no significant additional improvements are<br />
needed at this time. The primary mission of <strong>the</strong> marina manager will be<br />
<strong>to</strong> maintain <strong>the</strong> existing equipment.<br />
For specific items mentioned within this <strong>RFP</strong>, we provide <strong>the</strong>se details:<br />
If we replace <strong>the</strong> fendering along <strong>the</strong> marina entrance, we will provide<br />
our own labor <strong>to</strong> keep our staff employed during <strong>the</strong> slow season. The<br />
cost of materials is expected <strong>to</strong> be $20,000.<br />
If we are given permission <strong>to</strong> remove excess mechanical equipment from<br />
<strong>the</strong> electrical vaults, we will supply our own labor and <strong>the</strong> cost <strong>to</strong> hire a<br />
certified technician <strong>to</strong> remove any refrigerant is negligible.<br />
We already pull up and inspect <strong>the</strong> chains each year.<br />
