Site Location and Characteristics<br />
3.385 The 1.45 ha site is located within the settlement confines. Previously used for the<br />
storage and services of plant hire equipment and associated activities, the site comprises<br />
rough grassland, with areas of concrete hard standing and spoil heaps. An escarpment<br />
lies at the northern end of the site which borders the adjacent agricultural land, this is heavily<br />
treed; there is also substantial planting to other boundaries . The land falls away to both the<br />
north and east.<br />
3.386 The site has the benefit of an existing access road, located on Canterbury Road,<br />
which was built to serve the GP surgery, located to the west of the access road. The initial<br />
outline planning consent also included planning permission for 24 residential units, although<br />
this permission has now lapsed and a new planning application would be required. The site<br />
includes an additional area of land, extending east of the land covered by the original outline<br />
permission. Southern Water has advised that there is insufficient sewerage (underground)<br />
capacity directly available to serve this site.<br />
Site Context<br />
3.387 Open countryside lies to the north and east, and the primary school and its playing<br />
fields are located to the west. Existing residential properties, which front Canterbury Road,<br />
are located to the south.
