When the <strong>Quad</strong>-<strong>Lock</strong> <strong>Building</strong> System is used for below grade occupied areas or connected to these areas in soils prone<br />
to water saturation and the presence of hydrostatic pressure, the application of exterior waterproofing is necessary.<br />
In addition, always ensure that below grade <strong>Quad</strong>-<strong>Lock</strong> walls are not subject to excessive hydrostatic pressure by<br />
following usual and customary building practices, including but not limited to:<br />
• Proper collection and diversion of rainwater from roofs and surrounding areas.<br />
• Proper construction of footing drains, with rated piping, drainage materials and filter fabric.<br />
• Proper grading of soils away from the building.<br />
• Use of rated free draining backfill material with known flow rates.<br />
• Proper compaction methods during backfill to prevent settling after the fact.<br />
Membrane-type waterproofing products are available as self-adhesive “peel and stick” type (recommended), roll-on, or<br />
spray-on type. Spray-on or roll-on membranes may not adequately bridge joints and other gaps in the foam, unless rated<br />
to do so. <strong>Quad</strong>-<strong>Lock</strong> recommends the use of self-adhesive membranes in almost every instance where hydrostatic<br />
pressure is ever likely to occur. In addition, <strong>Quad</strong>-<strong>Lock</strong> recommends a drainage/protection board layer to adequately<br />
drain the soil, and to protect the membrane from backfill materials.<br />
For soil conditions that are never prone to saturation by water and the resulting hydrostatic pressure, damp-proofing<br />
measures may be adequate. <strong>Quad</strong>-<strong>Lock</strong> recommends the use of a drainage/protection board layer to isolate the wall<br />
from any potential ground water or run off. A spray-on or roll-on water based emulsion can be used in this case, but must<br />
be compatible with EPS foam and adequately bridge joints and other gaps in the foam. No petroleum based<br />
compounds can be used. Consult the manufacturer of the damp-proofing agent to determine its compatibility with EPS<br />
and ICFs.<br />
Below is a list of readily available water- and damp-proofing products. Check for compatibility of the product and warranty<br />
availability with the manufacturer of that product prior to applying it to the <strong>Quad</strong>-<strong>Lock</strong> Panels. <strong>Quad</strong>-<strong>Lock</strong> <strong>Building</strong><br />
<strong>Systems</strong> does not extend any warranties on the waterproofing abilities of the <strong>Quad</strong>-<strong>Lock</strong> system.<br />
