Acceptable Solution
Slopes
1.1 Building, private roads and
associated works are to be on
slopes of less than 6 degrees
(1:10)
Performance Criteria
Slopes
1.1 Building, private roads and
associated works may occur on
slopes >1:10 provided it can be
demonstrated that:
(a) stormwater is managed to
ensure maximum on site
absorption and retention.
Water movement downslope
from the building or
structure shall not be greater
than existing before
development. Roads shall
follow contours and manage
runoff to prevent erosion;
(b) buildings shall utilise
techniques which minimise
the need for excavation or
fill for foundations and
associated hardstand areas;
(c) the footprint of buildings or
structures shall be minimized
and the building mass
stepped down the slope; and
(d) septic absorption efficiency is
not reduced.
The majority of the lots are on a slope of less than 6 degrees. The land in the
south-eastern corner of the lot slopes towards a low point (wetland area). The
slope of the land is 1:4 and impacts on part of Lot 11, and to a lesser degree,
Lots 12 and 13. The only works that will occur within this steeper land as part
of the subdivision works will be the internal road for Lot 11. It is understood
that the full extent of this road will not be constructed until approval is granted
for future multi-unit development. The lots each contain areas of land which
are suitable for construction of dwellings. All lots can be connected to full
reticulated services and appropriately drained.
The proposal meets the Performance Criteria.
