Planning Authority Reports<br />
The residential use does not abut the Business and Civic Zone and hence is not<br />
afforded the protection provided in this Scheme standard in respect to the<br />
interface between the Business and Civic and Residential Zones. Nevertheless<br />
standard conditions of the permit will ensure that no environmental nuisance<br />
or harm is created as a result of the development.<br />
Issue 6.0 Amenity of existing non residential use or development<br />
The objective is:<br />
To ensure that new use or development does not adversely impact on<br />
the operation of existing non residential use or development on<br />
adjoining sites.<br />
The nature of the proposal does not involve any processes or activities that<br />
would lead to adverse impacts on the operation of existing non residential use<br />
or developments on adjoining sites.<br />
Issue 7.0 Subdivision<br />
Not applicable<br />
Issue 7.0 Pedestrian Movement<br />
The operation of the proposed Hydrotherapy Pool will not obstruct pedestrian<br />
movement along the Goldie Street footpath.<br />
Relevant Schedules<br />
12.0 Heritage Schedule<br />
No sites of cultural significance including Aboriginal heritage are within the<br />
land area proposed for Hydrotherapy Pool.<br />
17.0 Car Parking and Access Schedule<br />
The intent of this Schedule it to:<br />
Ensure adequate parking is provided for all use or development;<br />
Ensure that parked vehicles do not obstruct the passage of other<br />
vehicles, pedestrians or cyclists or create traffic hazards; and<br />
Minimise detrimental impacts of vehicle parking and access and<br />
driveway needs on the amenity of the use or development, streetscape<br />
and the neighbourhood.<br />
