<strong>Colchester</strong> residents surely realize that additional residential<br />
development will occur in the future.<br />
If “conventional” development patterns continue, <strong>Colchester</strong><br />
will have more houses and subdivisions along existing roads<br />
with lot configurations that pay little attention to protecting<br />
natural resources, preserving open space, or protecting<br />
community character. This will happen since existing<br />
regulations encourage a layout <strong>of</strong> lots based on geometric<br />
standards rather than the natural capability <strong>of</strong> each parcel. In<br />
other words, residential development will occur in ways that<br />
provide few benefits to existing residents.<br />
On the other hand, open space development patterns can help<br />
ensure that important natural resources and features are<br />
protected, open spaces are preserved for public use and<br />
enjoyment, and community character is preserved. As a result,<br />
important objectives <strong>of</strong> the Plan can be realized even though<br />
parcels are being developed for residential use.<br />
The graphics on this and the facing page illustrate how a<br />
conceptual site might be developed with a conventional<br />
subdivision and with an open space subdivision.<br />
The major advantages <strong>of</strong> the open space development are:<br />
• Significant public open space with potential for<br />
trails and greenbelt establishment,<br />
• Preservation <strong>of</strong> the open field and rural character<br />
along the roads,<br />
• New homes nestled in the trees,<br />
• Preservation <strong>of</strong> stone walls and significant<br />
vegetation,<br />
• Fewer wetland crossings and impacts, and<br />
• Less pavement (roads and driveways).<br />
