It concluded that although student hous<strong>in</strong>g demand is already<br />

be<strong>in</strong>g met, there may be an “<strong>in</strong>terest pool” for a different k<strong>in</strong>d of<br />

hous<strong>in</strong>g product, such as urban mixed-use hous<strong>in</strong>g, that is easily<br />

accessible to campuses. Given strong national trends of students<br />

mov<strong>in</strong>g <strong>in</strong>to mixed-use urban hous<strong>in</strong>g projects and the stated goals<br />

of attract<strong>in</strong>g more students and artists to live <strong>in</strong> the Creative Corridor,<br />

the next projects supported by demand are likely to be located<br />

<strong>in</strong> the Duluth Creative Corridor.<br />

Other hous<strong>in</strong>g observations:<br />

At the University of Miami <strong>in</strong> Coral Gables, Florida, students<br />

and faculty have 24/7 access to Zipcars parked right on<br />

campus. The cars can be reserved on-l<strong>in</strong>e and used for one- or<br />

two-hour trips or all day out<strong>in</strong>gs. In addition to convenience,<br />

benefits <strong>in</strong>clude the need for less park<strong>in</strong>g and reduced traffic<br />

congestion.<br />

• New hous<strong>in</strong>g projects with a good mix of market-rate and affordable<br />

units are planned.<br />

• There are <strong>in</strong>dications of an emerg<strong>in</strong>g market for lower ma<strong>in</strong>tenance,<br />

high amenity, downtown urban liv<strong>in</strong>g as a primary and<br />

secondary hous<strong>in</strong>g alternative.<br />

• Of the multiple projects completed <strong>in</strong> the study area, only two,<br />

which were both condom<strong>in</strong>ium developments, failed to sell or<br />

lease-up on schedule dur<strong>in</strong>g a very difficult economic period.<br />

• Gentrification has been m<strong>in</strong>imal and hous<strong>in</strong>g for seniors, low<br />

<strong>in</strong>come, and work<strong>in</strong>g families cont<strong>in</strong>ues to be part of the mix.<br />

• Emerg<strong>in</strong>g arts and enterta<strong>in</strong>ment nodes are a key amenity for<br />

Duluth Creative Corridor residents.<br />

• There is a strong demand from young s<strong>in</strong>gles and couples for<br />

downtown and near-downtown hous<strong>in</strong>g. Anecdotal reports<br />

<strong>in</strong>dicate that there is an organic trend of small residential rehabilitation<br />

projects.<br />

Grow<strong>in</strong>g partnerships with medical, educational, and arts<br />

<strong>in</strong>stitutions is a critical component of mak<strong>in</strong>g the Duluth<br />

Creative Corridor a reality.<br />

Institutional Partnerships<br />

The evidence supports the progress <strong>in</strong> the area of <strong>in</strong>stitutional partnerships.<br />

• Anchor <strong>in</strong>stitutions <strong>in</strong> Duluth are generally healthy and prepared to lead growth.<br />

• Institutional relationships with city government cont<strong>in</strong>ue to improve and grow, and non-profit hous<strong>in</strong>g and<br />

arts groups are mak<strong>in</strong>g real progress.<br />

• New advocacy groups have been established, and new community partnerships with <strong>in</strong>stitutions are beg<strong>in</strong>n<strong>in</strong>g<br />

to emerge.<br />

• UMD executives (both academic and adm<strong>in</strong>istrative) are ready to be a strong partner. Their enthusiastic<br />

<strong>in</strong>terest <strong>in</strong> creat<strong>in</strong>g partnerships <strong>in</strong> the corridor, <strong>in</strong>clud<strong>in</strong>g nearby neighborhoods, the downtown, and Hill-<br />
