settlement. In order to accommodate the need for additional educationfacilities, land for them will be made available within the residentialdevelopment at Trane Farm. Equally the development of 500 dwellingson land south of the Ridings, Tonteg will necessitate the provision of anew primary school.Policy SSA 6 -Development in the Key Settlement of LlanharanProposals for residential, commercial and community developmentwithin Llanharan will be permitted where the development:1. Is of a high standard of design and integrates positively withexisting development;2. Makes a positive contribution to the provision and improvementof community and educational facilities;3. Promotes opportunities for new retail and tourism development;4. Promotes accessibility to services by a range of sustainablemodes of transport:5. Does not result in the loss of local retail or communityfacilities; and6. Does not result in the loss of important open space within thesettlement.6.129. Through the identified Strategic Site at Llanilid, which includes large-scaleresidential and commercial proposals, Llanharan will continue to experiencesignificant new development. The Council recognises that new developmentmust be supported by appropriate local services and infrastructure in orderto meet the needs of the existing and future community.6.130. The Llanharan Village Study made an assessment of the current provisionin the settlement and makes recommendations on the sustainableenhancements of this key settlement. The study identifies the supply,nature and quality of local facilities and the extent to which they arepresently serving the needs of the local community.6.131. The report made recommendations on the need for improvements anddevelopment of key sectors. In particular the need for improvements in theretail, leisure and education sectors including supporting the current offerand encouraging further provision. The need for new facilities wasidentified in relation to libraries, tourism and health to meet currentdemand. The report indicated that many of the community centres weresub-standard and that opportunities exist in the creation of multifunctional buildings. The report also identified the need to createsustainable access to employment opportunities and to encourage thesustainable use and improvement of the transportation network.6.132. Policy SSA 6 provides a framework for future development in Llanharanthat meets the needs of the current and future populations.6.128. Llanharan is located in the Ewenny Valley and is situated close to themunicipal boundary with Bridgend. Llanharan is a modest sizedsettlement that has seen a relatively large amount of development inrecent years.
