recorded than in previous years; the average<br />
of all lettings with more than 1,000 square<br />
meters was approximately 2,900 square<br />
meters in 2018. The increase in rentals over<br />
10,000 square meters such as Austro Control<br />
with 12,700 square meters or Volksbank with<br />
14,300 square meters in the East/Erdberg<br />
region can also be rated positively. The most<br />
mobile tenants in 2018 came from the service<br />
sector (approximately 32 percent) and from the<br />
public sector (approximately 22 percent). The<br />
most popular location in 2018 was the inner<br />
city, followed by Erdberg, Wienerberg and Donau<br />
City/Lassallestraße. With a share of more<br />
than 12 percent, leases to providers of serviced<br />
office space made a significant contribution to<br />
the positive result on the office market. Due to<br />
further expansion plans and new market entries,<br />
the trend towards serviced office space is<br />
expected to continue in <strong>2019</strong>.<br />
Co-Working Boom needs space<br />
Co-Working providers were a noticeably<br />
stronger driving force behind the letting<br />
performance compared to last year and,<br />
with a share of approximately 13 percent of<br />
total take-up, have risen to become an important<br />
demand group - in 2016 the figure<br />
was only one percent. Between 2018 and<br />

2020 over 40,000 square meters of serviced<br />
office space should be opened since there is<br />
a huge demand. The largest providers are<br />
currently Regus, Spaces and weXelerate,<br />
but the US provider WeWork is also considering<br />
coming to Austria. Suppliers such<br />
as Talent Garden with approximately 4,900<br />
square meters in the Liechtensteinstraße,<br />
Spaces with approximately 8,000 square<br />
meters in Square Plus and approximately<br />
5,000 square meters in The Icon Vienna<br />
follow the trend towards more flexibility<br />
in the office market, according to Wernhart:<br />
"Project-related work and fluctuating<br />
employee numbers are becoming a reality<br />
for more and more companies. Therefore,<br />
it makes sense that in new office buildings<br />
the areas for Co-Working providers should<br />
be part of the planning concept, in order to<br />
be able to meet the changing requirements<br />
of the companies.” Wernhart predicts a year<br />
of consolidation on the Vienna office market<br />
in <strong>2019</strong>. "Due to the production of new space<br />
