now want to have a stronger presence in this<br />

Belgian VGP is also showing its presence in<br />

Austria: at the end of last year, the Group<br />

acquired a leased warehouse building in<br />

the Styrian provincial capital of Graz. The<br />

warehouse, with around 17,000 square meters<br />

of rentable space, is presently being used<br />

by the automobile manufacturer of Magna<br />

Steyr. In addition to the existing property,<br />

VGP also has the opportunity to develop a<br />

further 45,000 square meters of rentable<br />

space for future customers.<br />

Already in July 2018, the iLogistics Center<br />

was put into operation to expand the cargopartner<br />

logistics company's business location<br />

in Fischamend, also in Lower Austria. With a<br />

total area of 12,250 square meters, the logistics<br />

center located in the immediate vicinity<br />

of Vienna Schwechat Airport, offers 24,500<br />

pallet storage spaces as well as a small parts<br />

warehouse with 32,000 containers. Speaking<br />

of the airport, there is around 40,000 square<br />

meters of logistics space available in the Airport<br />

City itself.<br />

Amazon in Lower Austria<br />

The distribution center of the Internet giant<br />

Amazon in Großebersdorf, Lower Austria,<br />

has also been in operation since October<br />

2018. In the warehouse of around 9,800<br />

square meters near the Eibesbrunn motorway<br />

junction, parcels from other European Amazon<br />

logistics centers are now being processed<br />

for delivery to local customers.<br />

The latter two projects also represent two<br />

strong trends: on the one hand, the growth<br />

of online trade leading to increasing demand<br />

for logistics space and on the other hand,<br />

in addition to the storage space for pallets,<br />

there is an increasing demand for small<br />

parts warehouses as a result of the growing<br />

practice of shopping from home. This is not<br />

only where the goods are stored, but also<br />

where the parcels are packed.<br />

Hotspots Vienna, Linz, Graz<br />

In addition, another fact has become very<br />

clear: the hotspots of the Austrian logistics<br />

market continue to include Vienna and its<br />

surroundings as well as Linz and Graz. According<br />

to data of RE/MAX Commercial, the<br />

demand of logistics specialists, who want to<br />

settle in the greater Wiener Neustadt area,<br />

continues to be very high. The result is rising<br />

land prices: according to RE/MAX a price<br />

of 170 and 250 Euros per square meter are<br />

already being paid around Wiener Neustadt.<br />

A similarly high demand is driving the prices<br />

upwards within the range south of Vienna,<br />

for example in Himberg. The current price<br />

for a square meter there is approximately 150<br />

Euros. In the greater Linz area, the land prices<br />

meant for logistics development - depending<br />

upon proximity to the main transportation<br />

routes - run between 100 and 130 Euros and<br />

rising according to RE/MAX.<br />

The commercial real estate specialist CBRE<br />

expects that the already fierce competition<br />

for land reserves on the outskirts of the city<br />

will continue to grow since the international<br />

participants have entered onto the parcel logistics<br />

market. Based on the good economic<br />

situation and the increasing on-line trade, the<br />

continue. CBRE outlines the trends for <strong>2019</strong><br />

in the Austrian real estate market, saying that<br />

the increasing completion volume of thirdparty<br />

project developments and the growing<br />

interest in sale and lease-back transactions<br />

will lead to higher investment activity in the<br />

domestic industrial and logistics market in<br />

<strong>2019</strong>. The present conversion potential of<br />

existing Class B and Class C properties will<br />

therefore continue to gain importance in the<br />

future.<br />

Trend towards city logistics<br />

City logistics, better known as stations on the<br />

way between the large logistics centers on<br />

the outskirts of the city and the consumers<br />

is also becoming an increasingly important<br />

topic. Delivery services, but not only those,<br />

are renting empty shops in the cities or setting<br />

up containers from which the goods<br />

are either distributed further or collected by<br />

the customers. In Austria, for example, DPD<br />

operates hubs in such a way in Vienna, Linz<br />

and Salzburg. But it is not only the delivery<br />

staff who are interested in inner-city logistics<br />

space. More and more commercial enterprises,<br />

in fact not only the huge online retailers<br />

such as Zalando or Amazon, are stirring up<br />

the market conditions and setting up their<br />

own logistics structures.<br />
