We are currently confronted with an abundance<br />

of new digital and virtual processes, all<br />

of which will have an influence on the further<br />

development of real estate. This concerns<br />

the planning as well as the operation (facility<br />

management). The project development, the<br />

feeling for trends and requirements cannot be<br />

replaced by any of these procedures. In the field<br />

of planning, far-reaching changes/improvements<br />

are to be expected (key word BIM, etc.),<br />

while in the field of real estate operation a very<br />

high degree of technological implementation<br />

already exists and efforts will have to be made<br />

to make the procedures easily comprehensible<br />

and applicable for the user (and not only for the<br />

specialist) in order to be able to draw general<br />

benefits from the major changes.<br />

There are already indications that the pace is<br />

slowing down and that the speed of development<br />

is diminishing significantly. This certainly<br />

has something to do with the absurd low<br />

returns that are currently offered on the market....<br />

and for lack of alternatives, also being<br />

accepted. The prospect of even a slight correction<br />

in interest rates can be a huge stumbling<br />

block. We are actually two minutes to twelve,<br />

but as long as there is so much money in the<br />

market and supply is scarce, a continuation of<br />

this rally at the high level is to be expected at<br />

least for the next two years. However, a further<br />

drop in yields is no longer to be expected.<br />
