on the upswing<br />

Demand continues to be very high. International developers have discovered the domestic logistics market<br />

for themselves. One of the driving forces is the growing online trade. What’s more, this is also changing the<br />

logistics real estate market.<br />

Austria was once again ranked top five in<br />

2018 and most recently before that, it ranked<br />

seventh. The reasons for this advance are the<br />

know-how of the companies, a high level of<br />

training among the staff and the well-developed<br />

infrastructure. Arguments that outweigh<br />

the high labour costs.<br />

logistics market. One example is DLH Real<br />

Estate Austria, a subsidiary of the Zech Group<br />

from Bremen, which specialises in the development<br />

and implementation of logistics<br />

properties and is building the "Industrial<br />

Campus Vienna East" in Enzersdorf an der<br />

Fischa in Lower Austria. According to their<br />

own estimation, it is the largest logistics park<br />

in Austria. The existing space is to be expanded<br />

by a further 40,000 square meters by<br />

autumn. The company claims that the final<br />

planning for the construction of three additional<br />

halls with an area of 17,000 square meters<br />

is currently underway and talks are also<br />

being held with a company interested in the<br />

realisation of a further 21,000 square meters<br />

of logistics space. In addition, they recently<br />

received an enquiry for a new project with a<br />

total area of 27,000 square meters. In the end<br />

the total area of new logistics space should be<br />

160,000 square meters.<br />

As a first step, Post Systemlogistik rent a hall<br />

with 6,300 square meters of storage space at<br />

the ‘Industrial Campus Vienna East’ and subsequently<br />

a second, congruent hall directly<br />

adjacent to it. The Post subsidiary will also<br />

move into a 300 square meters office space.<br />

"Post Systemlogistik has been looking for a<br />

location that combines ideal transport connections<br />

with modern in-house logistics for<br />

some time now. The site in Enzersdorf an der<br />

Fischa is proving to be an excellent property<br />

that meets our requirements", says Wolfgang<br />

Einer, Head of Logistics Services at Österreichische<br />

Post, which the subsidiary "Post<br />

Systemlogistik" is also part of. "The layout of<br />

our modern logistics halls is as if tailor-made<br />

for the requirements of Post Systemlogistik",<br />

says Christian Vogt, Country Manager DLH<br />

Austria.<br />

Speaking in favour of this location is the fact<br />

that Vienna International Airport is in the<br />

immediate vicinity, the city centre of Vienna<br />

and the Post logistics centre in Inzersdorf<br />

are just 30 minutes away. The new parcel<br />

centre in Hagenbrunn, which will go into<br />

operation in mid-<strong>2019</strong>, can also be reached<br />

in just 60 minutes. In addition, the location<br />

to the east of the capital provides ideal<br />

connections to the neighbouring countries<br />

Slovakia, the Czech Republic and Hungary.<br />

Hamburg-based Garbe Industrial Real Estate<br />

has also entered the Austrian market. The<br />

ground-breaking ceremony for a 20,500<br />

square meter logistics center in Steyr (Upper<br />

Austria) began in December last year and the<br />

completion is scheduled for August <strong>2019</strong>.<br />

Industrie-Logistik-Linz will then provide<br />

contract logistics services there on behalf of<br />

BMW Motorenwerk in Steyr. Garbe Industrial<br />

is investing around 18 million Euros in the<br />

project. The building will be equipped with 10<br />

rear-unloading doors and 6 sectional doors<br />

for side unloading. In addition, there will<br />

be about 550 square meters for offices and<br />

socialising areas. The 42,000 square meter<br />

site is not only in the immediate vicinity of<br />

the BMW Group Motorenwerks Steyr, it is<br />

also close to the production site of the commercial<br />

vehicle manufacturer MAN Truck<br />

& Bus. "The Austrian market for logistics<br />
