REAL ESTATE SO MANY HOUSES FOR SALE How does your house stand out? By Phyllis Sandow, PA The First Impression Lasts and Lasts and Lasts. Here Comes the Buyer! The Prospect steps out of the car. Looks and Sees! 1. Is the landscaping lush and green or are there brown patches and weeds? 2. Is your lawn cut and edged every 2 weeks? 3. Did you remove all the low-lying branches and debris? 4. Are the driveway and all the paths to the door, swept, hosed down? 5. Did you replace broken shutters, gutters and remove debris from the gutters and downspouts? 6. Have you planted flowers for a splash of nature’s color in both the front and backyards? 7. Did you replace torn or broken screens? The buyer now looks and stares at the house 1. Is the color of the residence one that does not offend and limit buyers? 2. Is the roof clean and free of loose and damaged tiles? The buyer now comes to the front door of the house 1. Are the bikes and toys off the paths and in the garage so that it does not present a hazard or a disaster waiting to happen? 2.The path to the door must be clean and attractive. Here comes the entrance door Feng Shui says the front door is the “Chi”, the life of all things, of everything. 1. Has the front door been cleared, repainted or restained? 2. Did you hose down and wipe away the “yuck”, the spider webs, bugs, dirt, etc.? 3. Does the surrounding area of the front door have something pretty around the door like a lovely bench or two planters, one on each side of the door? 4. When the buyer walks up to the entrance, it should say ”Welcome” without the word spelled out. 5.The door bell should be in working order. 6. No barking dogs or cats or other animals should be greeting, furring or annoying the buyer.They are loved by you but may be fearful or allergic to a buyer, creating a negative atmosphere.Take your pets for a walk or ride or to a friend’s house during the showing of the house. JANUARY 2007 7. Owners should not be present during the showing. At the very least they should be out of the way and unobtrusive.The more people in the house the smaller the house appears. Moreover, the buyers can feel freer and spend more time viewing the house without the pressure of the seller being around.This is not the time to socialize or push the sale of the furniture or other personal property. You should never follow them around.They are there to see the house, not your furniture, your pets or you. 8.The lighting is very important. All the lights should be on and the blinds and draperies opened unless there is something ugly outside that you do not want to be seen. Let the sunshine in! 9.The furniture should be moved and placed to make the rooms appear larger. 10. No TV’s should be on and only soft music played, if you so desire. 11. Personal items such as photos, religious articles and various other accessories should not be displayed so that the buyer will think of the house as potentially theirs.This home should let the buyers think of placing their own personality and accessories in it for their own dreams and ideas, not filled with yours. 12. Floors should have been swept, cleaned, and polished,carpets vacuumed and everything dusted. Each room should be deodorized, the windows cleaned. General maintenance and repair should be current. Did you fix all the drips? Maybe a new washer is needed to replace the old. Did you caulk around the tub and trim? This may take a few tubes of caulking and a putty knife. Did you lubricate squeaking doors, cabinets and windows, especially the entrance door. Nothing makes a worse impression than to hear irritating noises when first coming into the house. 13. Closets should be emptied out and old, out of season clothes should be removed to reduce the clutter and give the appearance of a bigger look. 14.The kitchen is a very important room. Remove everything from the kitchen counter to maximize the counter space. Loose and damaged door knobs should be fixed or replaced. All fans should be cleaned. 15.The bathrooms are also important rooms.Toilet seats should be down. And consider displaying nice fluffy towels. 16.The backyard is a place to relax. Distressed furniture should be removed and all furniture should be clean. 17.The garage floor and doors should be cleaned. Stack up all items against the walls. Items should be hung on walls and behind cabinetry for organization. Now it’s show time The buyer should enter your house with a “Wow” or “Nice”. You want the buyer to feel that this is the place to call home. Hopefully, you can look forward to a successful closing, and you can move out and on to a new adventure and a new dream of your own.
