DESIGN REVIEW PROCESSAll new development, signs, fencing, parking,lighting and exterior renovations occurringwithin the Suitland mixed-use town center willbe reviewed by the Suitland Mixed-use TownCenter Design Review Committee to ensurethat they meet the development plan goal anddesign principals, standards and guidelines.See specific standards and guidelines forapplicability. The Design Review Committeeis advisory to the <strong>Prince</strong> George’s <strong>County</strong><strong>Planning</strong> Board and is assisted by staff from the<strong>Planning</strong> <strong>Department</strong>’s Community <strong>Planning</strong>Division. The Design Review Committee iscomposed of seven members from a pool ofapplicants solicited from the community and therepresented associations—the Suitland Citizensand Business Associations—and the SuitlandFederal Center. The county councilmemberforwards the names of the recommendedapplicants to serve on the committee to the<strong>Planning</strong> Board for their review and approval.Each member of the committee serves for aone- or two-year term.Committee MembershipA seven-member Suitland mixed-use towncenter Design Review Committee shallbe comprised of two citizen associationrepresentatives; two business associationrepresentatives; two at-large representatives(residents, business and/or property owners)and one representative from the SuitlandFederal Center. In reviewing qualificationsfor membership, the <strong>Planning</strong> Board shallgive preference to members having technicalor design expertise in a related field such asplanning, local history, architecture, landscapearchitecture, real estate, education, law, finance,or the building trades.Building Permit ApplicationProcessPrior to actual submittal of any building permitsto the <strong>Prince</strong> George’s <strong>County</strong> <strong>Department</strong> ofEnvironmental Resources, the applicant mustsubmit his/her permit plans to the committee.Applicants should meet with Community<strong>Planning</strong> South Division staff prior to submittalto discuss the process and the applicant’sbuilding plans. All relevant building and site planinformation necessary to show compliance must besubmitted. Such information may include:g A site plan including property lines withbearings and distances, building location,parking and loading, landscaping,and vehicular and pedestrian accesspoints to and from the site. All plannedimprovements should be clearly markedand details provided.g Elevation drawings showing all façadesincluding all relevant information such asbuilding height, architectural features anddetailing, openings (including windowsand doors), materials, and color.g Sign details including the dimensions,colors, materials, and lighting.g Parking plan and supporting documentationparticularly for shared parking or alternativetransportation reductions.g Additional details for other site elementssuch as lighting, screening, fencing andother amenities.Committee meetings shall be called within 30days of receipt of a completed application bystaff. The applicant shall be notified of the date,time and place of the committee meeting andis required to attend the meeting to present theapplication. The staff shall review the applicationand make a recommendation to the committee asto the application’s compliance with all relevantdesign recommendations and requirements inthe Suitland M-U-TC development plan. Thecommittee can take one of the following actions:1. Recommend approval of the application assubmitted.2. Recommend approval of the applicationwith conditions.3. Defer the application until the next meeting,which must be held within 30 days. (Adeferral of an application by the committeecan occur only once. However, the applicantmay request an additional deferral, butfinal action must be taken within 90 days ofreceipt of the application.)4. Recommend denial of the application withexplanation of what design criteria was notmet by the application.The committee shall submit writtendocumentation of the committee’s action (ifthe application is deferred) or recommendationwithin two weeks to the <strong>Planning</strong> Directorof the <strong>Prince</strong> George’s <strong>County</strong> <strong>Planning</strong><strong>Department</strong>. If no correspondence is received,it will be assumed the committee has nocomments on the application.The committee shall make a recommendationto the <strong>Planning</strong> Director as to whether theproposed development is in compliance withthe development plan’s overall developmentand design concepts as well as the specificdesign standards and guidelines.
