Opportunity 9A: Provide Incentives for Desired Uses in Study<br />

Area<br />

Zoning regulations for the area could be modified to identify uses that are<br />

less desirable in the Main Street Area and are better suited to the regional<br />

retail area due to their scale. Niche markets may be established that allow<br />

starter businesses to flourish in a less expensive rent district, or can be<br />

built upon existing trends in the area. For example, if a hotel/conference<br />

facility was to be located in proximity to the airport/airport rotary that<br />

serves visitors, businesses that provide for these hotel patrons could be<br />

established in the area. See Section 6 for a further discussion of economic<br />

development issues and opportunties.<br />

Issue 10: Few Uses relate to Airport, which is key element of<br />

corridor<br />

One of the major land uses in the study area is the Barnstable Municipal<br />

Airport. This facility not only brings visitors and business people directly<br />

to the area, but it also has a wide variety of ancillary and airport-serving<br />

businesses that are reliant on the facility (such as aircraft maintenance,<br />

car rental and restaurants). Despite the key nature of this use, few of<br />

the uses in the immediate vicinity are directly tied to the airport and in<br />

some cases certain uses are located in awkward proximity to their airport<br />

customers (for example, vehicle rental or hotels located across <strong>Route</strong> <strong>132</strong><br />

with few connections of any kind).<br />

Opportunity 10A: Encourage appropriate uses in Airport<br />

neighborhood<br />

Encourage uses in Area C that could provide services for airport users,<br />

such as car rental facilities, food establishments, hotels or conference center.<br />

Around the rotary, encourage themed art that relates to the airport<br />

and unites the area and emphasizes its gateway role. Pedestrian and vehicle<br />

connections should be improved between the airport and properties<br />

on the south side of <strong>Route</strong> <strong>132</strong>, and greater and improved access should<br />

be provided along Barnstable Road to address the airport and facilities on<br />

the north side of <strong>Route</strong> <strong>132</strong> in Area C.<br />
