Municipal Study 2011Unweighted Assessment Trends 2008-2011The tables on the next several pages reflect the change in unweighted assessment from 2008-2011.The changes include the impact of reassessment as well as growth. The table has been sorted fromlow to high for the 2010-2011% change in assessment. Communities experiencing population andeconomic growth are likely to experience short-run increases in property values. This is because, inthe short run, the housing supply is fixed and the increase in demand created by growth will forceprices up. Declining areas are more likely to see a decrease in the market value of properties or aslower than average increase in property values.Changein CVA2008 -2009Changein CVA2009 -2010Changein CVA2010 -2011RelativeRanking %increase2010-2011Niagara Falls 5.1% 14.0% -1.9% lowWindsor -6.1% 0.9% 0.8% lowThunder Bay 1.1% 3.1% 2.6% lowChatham-Kent 4.8% 3.9% 2.9% lowLeamington 2.6% 2.6% 3.0% lowKingsville N/A 2.9% 3.5% lowPort Colborne 5.5% 5.6% 4.2% lowSt. Catharines 5.4% 6.0% 4.2% lowPickering 0.5% 3.5% 4.6% lowSt. Marys N/A N/A 4.8% lowThorold 6.5% 6.5% 5.0% lowBrockville 7.0% 6.8% 5.1% lowGeorgina 5.2% 6.6% 5.3% lowStratford 5.5% 5.7% 5.3% lowCentral Elgin 5.0% 5.0% 5.4% lowSt. Thomas 7.9% 5.9% 5.4% lowMiddlesex Centre 6.0% 4.3% 5.5% lowWhitby 5.9% 5.5% 5.6% lowNewmarket 7.3% 6.3% 5.6% lowOttawa 6.6% 5.8% 5.8% lowOshawa 5.7% 5.0% 5.9% lowTillsonburg 6.7% 5.0% 5.9% lowPelham 8.0% 7.6% 6.0% lowClarington 7.0% 5.9% 6.1% lowAjax 8.7% 5.6% 6.2% midFort Erie 6.3% 7.0% 6.2% midLondon 7.0% 5.8% 6.3% midWainfleet 7.5% 7.2% 6.4% midKawartha Lakes 7.6% 6.7% 6.5% midMississauga 7.5% 7.1% 6.5% midLambton Shores N/A N/A 6.6% midBrantford 8.0% 6.8% 6.6% midWelland 6.8% 6.2% 6.6% midKingston 9.7% 3.2% 6.7% midHamilton 7.4% 7.8% 6.7% midCambridge 7.3% 6.6% 6.7% midQuinte West 16.4% 7.5% 6.8% midNiagara-on-the-Lake 7.8% 8.0% 6.8% midBrampton 8.1% 6.6% 7.0% midChangein CVA2008 -2009Changein CVA2009 -2010Changein CVA2010 -2011RelativeRanking %increase2010-2011Peterborough 7.2% 6.1% 7.0% midEast Gwillimbury 5.8% 7.7% 7.0% midHalton Hills 8.2% 6.3% 7.0% midToronto 7.4% 7.1% 7.0% midBelleville 8.1% 7.7% 7.1% midRichmond Hill 7.5% 7.0% 7.1% midLincoln 8.4% 8.6% 7.1% midNorth Dumfries 8.2% 6.7% 7.2% midSarnia 7.4% 6.4% 7.2% midSault Ste.
