Lot G: Offi ce (Perdana Sentral) And Retail (Nu Sentral)<br />
Nu Sentral Retail Mall is an eight storey building with a GFA of<br />
1.3 million sq. ft. <strong>and</strong> GDV of over RM1 billion that offers 287<br />
shops for lease.<br />
We have secured six anchor tenants, with <strong>the</strong> two largest being<br />
Parkson <strong>and</strong> Golden Screen Cinema (GSC). These two tenants<br />
occupy more than 186,000 sq. ft. O<strong>the</strong>r well-known retailer<br />
br<strong>and</strong>s having secured a space include Wesria Food Court,<br />
Wangsa Bowl, Supermarket, MPH Book Store <strong>and</strong> Amp Square<br />
Premium Karaoke. These new tenants will take up approximately<br />
116,000 sq. ft of fl oor space giving us an occupancy rate of 50%.<br />
Nu Sentral Retail Mall promises to combine lifestyle shopping<br />
with convenience that appeals to discerning modern <strong>and</strong><br />
urban consumers. It combines connectivity, convenience <strong>and</strong><br />
convergence to cater to <strong>the</strong> ever-changing needs of retailers <strong>and</strong><br />
consumers, with a captive market of over 800,000 households<br />
<strong>and</strong> a total population of over 3.6 million.<br />
The iconic Perdana Sentral offi ce tower with GFA of over<br />
540,000 sq. ft. will be an outst<strong>and</strong>ing l<strong>and</strong>mark along Jalan<br />
Tun Sambanthan, one of Kuala Lumpur’s major public<br />
arterial transportation routes. Pre-certifi ed as a LEED Silver<br />
offi ce building, awarded by <strong>the</strong> United States Green Building<br />
Council, it will reinforce MRCB leadership in sustainable<br />
development geared towards attracting inter<strong>nation</strong>al investors<br />
<strong>and</strong> businesses.<br />
Positioned as <strong>the</strong> fi rst integrated ‘green’ lifestyle retail mall in<br />
Malaysia, Nu Sentral is designed in compliance with Singapore’s<br />
BCA Green Mark <strong>and</strong> Malaysia’s GBI certifi cations. Nu Sentral<br />
will be adopting sustainable <strong>and</strong> green building practices.<br />
A joint-venture development between MRCB <strong>and</strong> Pelaburan<br />
Hartanah Berhad (PHB), <strong>the</strong> retail mall will be owned by Nu<br />
Sentral Sdn Bhd, a 51:49 joint-venture between MRCB <strong>and</strong> PHB<br />
respectively <strong>and</strong> operated by MRCB L<strong>and</strong>. The offi ce tower is<br />

Construction of all <strong>the</strong> components of Lot G started<br />
concurrently in early 2009 <strong>and</strong> is scheduled for completion<br />
by <strong>the</strong> endof 2012. More importantly, Nu Sentral will also see<br />
an addition of ano<strong>the</strong>r 2,500 car parks to <strong>the</strong> existing car parks<br />
in Kuala Lumpur Sentral.<br />
Lot 348: Offi ce (Menara Shell) And Service Apartment (Ascott<br />
Sentral)<br />
Menara Shell was initially a project jointly undertaken by MRCB<br />
<strong>and</strong> Gapurna Sdn Bhd. However, in 2010, MRCB secured 100%<br />
ownership of <strong>the</strong> equity. With a GDV of over RM900 million, 348<br />
Sentral consists of a commercial offi ce tower <strong>and</strong> a 157-unit<br />
service residences block above a fi ve-storey retail podium.<br />
Shell People Services has signed an agreement in 2009 to be <strong>the</strong><br />
anchor tenant of <strong>the</strong> offi ce. This commitment by Shell People<br />
Services is consistent with its plan to consolidate its businesses<br />
<strong>and</strong> corporate functions in <strong>the</strong> Klang Valley to operate from a single<br />
offi ce by 2012. Shell People Services is <strong>the</strong> regional company<br />
providing various services within <strong>the</strong> Shell group, including real<br />
estate, fi nance <strong>and</strong> management consultancies <strong>and</strong> recruitment,<br />
learning <strong>and</strong> human resources information technology support.<br />
With sustainability being <strong>the</strong> main criterion for <strong>the</strong> development,<br />
several green features have been integrated early in <strong>the</strong> design<br />
process. These features will enable <strong>the</strong> project to achieve a Building<br />
Energy Index (BEl) of less than 150 kWh/m2/yr, as well as targeting<br />
LEED Gold status.<br />
The serviced residences will be managed by Ascott Inter<strong>nation</strong>al,<br />
a global serviced residence operator with a presence in more<br />
than 20 countries. Visitors to Kuala Lumpur Sentral will be spoilt<br />
for choice with this world-class addition to Hilton Kuala Lumpur<br />
<strong>and</strong> Le Meridien Kuala Lumpur hotels currently in operation, <strong>and</strong> a<br />
likely Aloft in 2012, followed by St Regis Hotel <strong>and</strong> Residences.<br />
Construction commenced in April 2009 <strong>and</strong> is set for completion<br />
by end 2012.
