Selbourne Square, Shah Alam<br />
MRCB Sentral Properties Sdn Bhd (MSPSB), a wholly-owned<br />
subsidiary of <strong>the</strong> Group has developed two distinctive property<br />
l<strong>and</strong>marks in Selbourne Square, Shah Alam comprising <strong>the</strong> 21storey<br />
Menara MRCB offi ce block <strong>and</strong> Plaza Alam Sentral, <strong>the</strong><br />
biggest shopping mall in Shah Alam.<br />
In 2009, MSPSB had initiated <strong>the</strong> development of a Retail<br />
Complex with Offi ce Towers on <strong>the</strong> remaining l<strong>and</strong> in Selbourne<br />
Square with a GDV of approximately RM180 million. Building<br />
approval has been obtained <strong>and</strong> construction is scheduled to<br />
commence in fi rst quarter 2013 with targeted completion by<br />
end 2016.<br />
Little India Project<br />
MRCB L<strong>and</strong> was also awarded a project by <strong>the</strong> Ministry of Federal<br />
Territories <strong>and</strong> Urban Wellbeing to develop a cultural enclave in<br />
Brickfi elds known as <strong>the</strong> Little India project. To be developed over<br />
two phases, <strong>the</strong> components include one of <strong>the</strong> tallest fountains<br />
in <strong>the</strong> country, a multi-storey Indian Bazaar, cultural arches,<br />
souvenir centres, a food court <strong>and</strong> a multi-storey car park.<br />
The fi rst phase of <strong>the</strong> project began in June 2010, with <strong>the</strong><br />
construction of <strong>the</strong> 20,000 sq. ft. Temporary Hawker Centre<br />
located at <strong>the</strong> fi eld on Jalan Chan Ah Tong. The Temporary<br />
Hawker Centre was completed by end July 2010, <strong>and</strong> houses<br />
50 food stalls <strong>and</strong> 16 fl ower <strong>and</strong> two fruit stalls. The cultural<br />
elements to be completed in <strong>the</strong> fi rst phase included <strong>the</strong> water<br />
fountain, food <strong>and</strong> fruit stalls <strong>and</strong> a cultural arch.<br />
Phase 1 was completed on time for <strong>the</strong> offi cial launch of <strong>the</strong> Little<br />
India project on 27 October 2010 by YAB Dato’ Sri Mohd Najib<br />
Tun Haji Abdul Razak, <strong>the</strong> Prime Minister of Malaysia <strong>and</strong> His<br />
Excellency Dr. Manmohan Singh, Prime Minister of India.<br />
Phase 2 of <strong>the</strong> project involves <strong>the</strong> construction of <strong>the</strong> multistorey<br />
Indian Bazaar, car park, <strong>and</strong> food court <strong>and</strong> has begun<br />
since August 2010. The project has been included as a tourism<br />
site <strong>and</strong> one of Malaysia’s heritage walks. Upon completion in<br />
2012, Little India will not only showcase <strong>the</strong> cultural <strong>and</strong> social<br />
diversity of Malaysia, but provide economic opportunities for<br />
<strong>the</strong> local community.<br />
Penang Sentral<br />

MRCB’s foray into Penang brings with it vast experience in<br />
providing well-planned, exclusive developments set in choice<br />
locations for greater connectivity, driven by a transportation hub.<br />
Penang Sentral Sdn Bhd, a 49:51 joint-venture between<br />
MRCB <strong>and</strong> Pelaburan Hartanah Berhad (PHB) was set up to<br />
jointly develop Penang Sentral, an urban development in an<br />
integrated mixed commercial development with <strong>the</strong> largest<br />
integrated transportation hub in Malaysia’s nor<strong>the</strong>rn region. This<br />
development will form part of <strong>the</strong> Nor<strong>the</strong>rn Corridor Economic<br />
Region (NCER) which was launched by <strong>the</strong> Government. Penang<br />
Sentral is poised to be <strong>the</strong> catalyst of growth to rejuvenate <strong>the</strong><br />
economy in <strong>the</strong> nor<strong>the</strong>rn region.<br />
Penang Sentral comprises a transport terminal for ferries,<br />
buses, taxis, trains <strong>and</strong> a projected monorail station, integrated<br />
with commercial <strong>and</strong> residential components spread over<br />
approximately 24 acres of l<strong>and</strong> in Butterworth, Penang. With <strong>the</strong><br />
completion of <strong>the</strong> KTMB double tracking electric train project,<br />
train service between Penang Sentral <strong>and</strong> Kuala Lumpur Sentral<br />
in <strong>the</strong> future will take only three hours.<br />
Upon completion, it will have a potential GDV of about<br />
RM2.3 billion. To kick off <strong>the</strong> project, a temporary bus terminal<br />
<strong>and</strong> hawker centre were constructed <strong>and</strong> completed to clear<br />
<strong>the</strong> site required for construction of Phase 1, which comprises<br />
a Transportation Hub <strong>and</strong> Retail Complex with a GFA of<br />
approximately 320,000 sq. ft. <strong>and</strong> 750,000 sq. ft. respectively.<br />
L<strong>and</strong> alie<strong>nation</strong> <strong>and</strong> procurement of authority approvals are in<br />
progress. Construction works are targeted to commence third<br />
quarter of 2012. The Transport Hub <strong>and</strong> Retail component are<br />
scheduled to be completed by 2014 <strong>and</strong> 2015 respectively.
