Plaza Sentral represents a sound investment for investors<br />

offering high capital appreciation, an attractive investment<br />

yield <strong>and</strong> freehold l<strong>and</strong> tenure as well as providing state-of<strong>the</strong>-art<br />

building facilities. Notable tenants of Plaza Sentral<br />

include British Telecom, Maxis, MIDA, Samsung, UMW, Malakoff<br />

<strong>and</strong> Allianz.<br />

Under <strong>the</strong> Building <strong>and</strong> Common Property (Maintenance <strong>and</strong><br />

Management) Act 2007, <strong>the</strong> Plaza Sentral Joint Management<br />

Body (JMB) was established on 15 August 2008 <strong>and</strong> has been<br />

registered with <strong>the</strong> Commissioner of Buildings. As such, Kuala<br />

Lumpur Sentral Sdn Bhd (KLSSB) had successfully h<strong>and</strong>ed<br />

its duties <strong>and</strong> obligations. However <strong>the</strong> JMB has reappointed<br />

MRCB L<strong>and</strong> to continue managing Plaza Sentral.<br />

Lot N: 1 Sentral<br />

1 Sentral is Kuala Lumpur Sentral’s fi rst Grade A offi ce tower.<br />

With a GFA of 454,000 sq. ft. <strong>and</strong> GDV of RM161 million, it was<br />

completed in 2007.<br />

Sold to Lembaga Tabung Haji <strong>and</strong> managed by MRCB, this 33storey<br />

purpose-built offi ce tower is one of <strong>the</strong> most modern<br />

offi ce buildings in Kuala Lumpur, offering <strong>the</strong> latest in security<br />

<strong>and</strong> lift systems. 1 Sentral was named as <strong>the</strong> winner of <strong>the</strong><br />

prestigious FIABCI Malaysia Best Offi ce Development for 2008<br />

<strong>and</strong> was a runner-up in <strong>the</strong> FIABCI Inter<strong>nation</strong>al Awards for<br />

Offi ce Development in 2009.<br />

Notable tenants include General Electric Inter<strong>nation</strong>al,<br />

PricewaterhouseCoopers, Cisco <strong>and</strong> Wilhelmsen Maritime<br />

Services. 1 Sentral is also <strong>the</strong> new group headquarters for MRCB<br />

<strong>and</strong> is a striking new addition to <strong>the</strong> Kuala Lumpur skyline.<br />

On-going Residential And Commercial Developments In<br />

Malaysia: B<strong>and</strong>ar Seri Isk<strong>and</strong>ar<br />

MRCB entered into a (70:30) joint venture with <strong>the</strong> Perak State<br />

Development Corporation (PKNP) in 1997 to establish Seri<br />

Isk<strong>and</strong>ar Development Corporation Sdn Bhd (SIDEC).<br />

SIDEC launched its fi rst township project at B<strong>and</strong>ar Seri Isk<strong>and</strong>ar<br />

(BSI) in <strong>the</strong> heart of <strong>the</strong> Kinta-Pangkor Corridor. Planned over<br />

5,000 acres, BSI constitutes commercial, residential, industrial<br />

<strong>and</strong> recreational components with full public amenities.<br />

SIDEC has successfully completed <strong>the</strong> RM151 million Phase 1<br />

development with <strong>the</strong> last package of 73 units Cendana. To-date,<br />

SIDEC has delivered to customers a total of 1,955 residential<br />

units <strong>and</strong> 113 units of shops.<br />

Puncak Isk<strong>and</strong>ar, <strong>the</strong> Phase 2 development worth RM342 million<br />

is in progress <strong>and</strong> will see completion by 2015. Covering an<br />

approximate area of 250 acres, Puncak Isk<strong>and</strong>ar comprises 282<br />

units of terrace houses, 298 units of semi-detached houses <strong>and</strong><br />

112 units of bungalows while <strong>the</strong> commercial development<br />

comprises 382 units of single <strong>and</strong> double-storey shop offi ces, 35<br />

units of kiosks, 10 commercial plots <strong>and</strong> 1 petrol station.<br />

Phase 2A comprising 80 units of terrace houses, 96 units<br />

of semi-detached houses, 50 units of bungalows, 14 units<br />

of shops <strong>and</strong> four units of kiosks received overwhelming<br />

response, with more than 90% of <strong>the</strong> units offered sold with<br />

current update as follows:-<br />

- 80 units terrace houses (Aster) <strong>and</strong> 48 units semidetached<br />

(Cemara); both delivered in December 2011.<br />

- 14 units shops <strong>and</strong> four units kiosks are in <strong>the</strong> fi nal<br />

stage of completion <strong>and</strong> expected to be delivered by<br />

March 2012.<br />

- Construction of 48 units of semi-detached Type A<br />

(Alpinia) <strong>and</strong> 50 units of bungalow houses (Raffl esia/<br />

Areca) are on-going <strong>and</strong> expected to be completed <strong>and</strong><br />

delivered by June 2012 <strong>and</strong> March 2013 respectively.<br />

For Phase 2B Puncak Isk<strong>and</strong>ar, work on site has already<br />

commenced with 60 units single storey terrace that were<br />

launched in mid 2011 while construction work for 72 units<br />

of semi-detached houses is expected to commence in<br />

March 2012.<br />
