4. A C<strong>on</strong>structi<strong>on</strong> Certificate is required to be approved by either Council or an<br />

Accredited Certifier, prior to the commencement <str<strong>on</strong>g>of</str<strong>on</strong>g> any works <strong>on</strong> the site. (C165)<br />

5. Compliance Certificates are required at the following stages <str<strong>on</strong>g>of</str<strong>on</strong>g> c<strong>on</strong>structi<strong>on</strong>:-<br />

a. Preliminary - immediately following the setting out <str<strong>on</strong>g>of</str<strong>on</strong>g> the development footprint<br />

prior to excavati<strong>on</strong> and/or formati<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> footings or slabs with envir<strong>on</strong>mental<br />

protecti<strong>on</strong> measures and toilet facilities installed.<br />

b. Building Envelope - completi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the envelope skelet<strong>on</strong> prior to fixing <str<strong>on</strong>g>of</str<strong>on</strong>g><br />

internal linings (where applicable).<br />

c. Floor Plan and Elevati<strong>on</strong> (x5)- to ensure compliance with set out <str<strong>on</strong>g>of</str<strong>on</strong>g> each floor<br />

level. In this regard, 5 inspecti<strong>on</strong>s are required.<br />

d. Fire Safety Services & Equipment - following the submissi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> a Final Fire<br />

Safety Certificate prior to the occupati<strong>on</strong>.<br />

e. Final - prior to occupati<strong>on</strong>/use, the satisfactory completi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the building works<br />

with respect to:-<br />

(i) Compliance Certificates as nominated<br />

(ii) Compliance Certificates (comp<strong>on</strong>ents) as nominated (C396)<br />

6. The following comp<strong>on</strong>ent certificates are required to be submitted to Council where<br />

Council is the nominated principal certifying authority prior to occupati<strong>on</strong>/use <str<strong>on</strong>g>of</str<strong>on</strong>g> the<br />

building, to ensure compliance with the Building Code <str<strong>on</strong>g>of</str<strong>on</strong>g> Australia and relevant<br />

Australia Standards:(C399)<br />

a. Structural Engineer / Accredited Certifiers certificate covering the supervisi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g><br />

all structural work and adequacy <str<strong>on</strong>g>of</str<strong>on</strong>g> the building.<br />

b. Geotechnical Engineers report certifying that the foundati<strong>on</strong> material/stability <str<strong>on</strong>g>of</str<strong>on</strong>g><br />

site excavati<strong>on</strong> are adequate.<br />

c. Accredited Certifiers certificate which states the structural comp<strong>on</strong>ents <str<strong>on</strong>g>of</str<strong>on</strong>g> the<br />

building have a fire resistance level in accordance with the requirements <str<strong>on</strong>g>of</str<strong>on</strong>g> Part C<br />

<str<strong>on</strong>g>of</str<strong>on</strong>g> the Building Code <str<strong>on</strong>g>of</str<strong>on</strong>g> Australia for a Type A c<strong>on</strong>structi<strong>on</strong> /and / the approved<br />

plan.<br />

d. Accredited Certifiers certificate stating the fire wall between the units complies<br />

with the requirements <str<strong>on</strong>g>of</str<strong>on</strong>g> Part C <str<strong>on</strong>g>of</str<strong>on</strong>g> the Building Code <str<strong>on</strong>g>of</str<strong>on</strong>g> Australia./ and / the<br />

approved plans.<br />

e. Accredited Certifiers certificate stating the c<strong>on</strong>structi<strong>on</strong> bounding the fire isolated<br />

passageway(s) stairway(s) complies with Part C <str<strong>on</strong>g>of</str<strong>on</strong>g> the Building Code <str<strong>on</strong>g>of</str<strong>on</strong>g> Australia<br />

/ and / the approved plan.<br />

f. Acoustic Engineer / Accredited Certifiers certificate stating the installed wall<br />

between the units complies with the requirements <str<strong>on</strong>g>of</str<strong>on</strong>g> Part F5 <str<strong>on</strong>g>of</str<strong>on</strong>g> the building Code<br />

<str<strong>on</strong>g>of</str<strong>on</strong>g> Australia /and / the approved plans.<br />

g. Electrical c<strong>on</strong>tractors certificate stating the smoke alarm system has been<br />

installed in accordance with AS 3786-1993 “Fire Alarms”.<br />

h. Accredited waterpro<str<strong>on</strong>g>of</str<strong>on</strong>g> installers certificate which certifies the waterpro<str<strong>on</strong>g>of</str<strong>on</strong>g>ing<br />

system has been applied in accordance with the manufactures recommendati<strong>on</strong>s<br />

and AS 3470-1994 ”Waterpro<str<strong>on</strong>g>of</str<strong>on</strong>g>ing <str<strong>on</strong>g>of</str<strong>on</strong>g> Wet Areas in Residential Buildings”.<br />

i. Mechanical Engineers certificate which certifies the air handling system has been<br />

designed, installed and is operati<strong>on</strong>al in accordance with the requirements <str<strong>on</strong>g>of</str<strong>on</strong>g> AS<br />

1668-1991 “The use <str<strong>on</strong>g>of</str<strong>on</strong>g> mechanical ventilati<strong>on</strong> and air-c<strong>on</strong>diti<strong>on</strong>ing in buildings,<br />

Part 1: Fire and smoke c<strong>on</strong>trol” / Part 2: Mechanical ventilati<strong>on</strong> for acceptance<br />

indoor-air quality”.<br />
