RECOMMENDATION OF LOCAL APPROVALS SERVICE UNIT MANAGER
That the application for subdivision <strong>of</strong> one lot into two lots at Lot 431, DP 752017, No. 16A
Coreen Avenue, Terrey Hills, be refused for the following reasons:-
1. Pursuant to Section 79C (1) (a) (i) <strong>of</strong> the Environmental Planning and Assessment Act,
1979, as amended, Appendix A – Locality A3 “Terrey Hills Village” <strong>of</strong> Warringah
Local Environmental Plan 2000 and Schedule 7 <strong>of</strong> Warringah Local Environmental
Plan 2000, the proposal does not comply with the maximum housing density <strong>of</strong> 1
dwelling per 600m². In this regard, the housing density is 1 dwelling per 547m².
2. Pursuant to Section 79C (1) (a) (i) <strong>of</strong> the Environmental Planning and Assessment Act,
1979, as amended, and Appendix A – Locality A3 “Terrey Hills Village” <strong>of</strong> Warringah
Local Environmental Plan 2000, the proposal does not comply with the rear building
