RECOMMENDATION OF LOCAL APPROVALS SERVICE UNIT MANAGER<br />
That the applicati<strong>on</strong> for New Dwelling at Lot 102, DP 1008935, No. 14 Peppercorn Drive,<br />
Frenchs Forest, be approved subject to the following c<strong>on</strong>diti<strong>on</strong>s.<br />
1. Development being generally in accordance with plans Drawing No 2033 ‘B’, Sheet 1<br />
<str<strong>on</strong>g>of</str<strong>on</strong>g> 5 (amended ‘A” FEB 02 & ‘B’ APRIL 02) and Sheets 2 <str<strong>on</strong>g>of</str<strong>on</strong>g> 5 to 5 <str<strong>on</strong>g>of</str<strong>on</strong>g> 5, dated 10/01,<br />
submitted 12 November 2001 as modified by any c<strong>on</strong>diti<strong>on</strong>s <str<strong>on</strong>g>of</str<strong>on</strong>g> this c<strong>on</strong>sent/approval.<br />

2. A C<strong>on</strong>structi<strong>on</strong> Certificate is required to be approved by either Council or an<br />
Accredited Certifier, prior to the commencement <str<strong>on</strong>g>of</str<strong>on</strong>g> any works <strong>on</strong> the site. (C165)<br />
3. Compliance with Building Code <str<strong>on</strong>g>of</str<strong>on</strong>g> Australia<br />
a. All building work must be carried out in accordance with the provisi<strong>on</strong>s <str<strong>on</strong>g>of</str<strong>on</strong>g> the<br />
Building Code <str<strong>on</strong>g>of</str<strong>on</strong>g> Australia.<br />
b. This clause does not apply to the extent to which an exempti<strong>on</strong> is in force under<br />
Clause 80H or 80I, subject to the terms <str<strong>on</strong>g>of</str<strong>on</strong>g> any c<strong>on</strong>diti<strong>on</strong> or requirement referred<br />
to in Clause 80H (6) or 80I (4). (C375)<br />
4. No fill to be placed outside the building footprint as marked in red <strong>on</strong> the approved<br />
plans. The C<strong>on</strong>structi<strong>on</strong> Certificate plans to be amended to indicate compliance. All<br />
excess fill to be removed from the site and deposited in an approved landfill locati<strong>on</strong> to<br />
the satisfacti<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the principle certifying authority.<br />
5. Compliance Certificates are required at the following stages <str<strong>on</strong>g>of</str<strong>on</strong>g> c<strong>on</strong>structi<strong>on</strong>:-<br />
a. Preliminary - immediately following the setting out <str<strong>on</strong>g>of</str<strong>on</strong>g> the development footprint<br />
prior to excavati<strong>on</strong> and/or formati<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> footings or slabs with envir<strong>on</strong>mental<br />
protecti<strong>on</strong> measures and toilet facilities installed.<br />
b. Building Envelope - completi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the envelope skelet<strong>on</strong> prior to fixing <str<strong>on</strong>g>of</str<strong>on</strong>g><br />
internal linings (where applicable).<br />
c. Installati<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> stormwater system prior to backfilling.<br />
d. Final - prior to occupati<strong>on</strong>/use, the satisfactory completi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the building works<br />
with respect to:-<br />
(i) Compliance Certificates as nominated<br />
