Minutes <str<strong>on</strong>g>of</str<strong>on</strong>g> Local Approvals Committee Meeting <strong>on</strong> <strong>21</strong> May 2002<br />

Following applicati<strong>on</strong>, a “Notice <str<strong>on</strong>g>of</str<strong>on</strong>g> Requirements” will be forwarded detailing water<br />

and sewer extensi<strong>on</strong>s to be built and charges to be paid. Please make early c<strong>on</strong>tact<br />

with the Coordinator, since building <str<strong>on</strong>g>of</str<strong>on</strong>g> water/sewer extensi<strong>on</strong>s can be time c<strong>on</strong>suming<br />

and <strong>may</strong> impact <strong>on</strong> other services and building, driveway or landscape design.<br />

The Secti<strong>on</strong> 73 Certificate must be submitted to the Principal Certifying Authority<br />

prior to release <str<strong>on</strong>g>of</str<strong>on</strong>g> the linen plan/occupati<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the development. (C58)<br />

35. Provisi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> 1 vehicle crossing(s), 4 metres wide in accordance with Warringah<br />

Council Drawing No.A4-3330 to approved levels and specificati<strong>on</strong>s. An applicati<strong>on</strong><br />

for street levels is to be made prior to issue <str<strong>on</strong>g>of</str<strong>on</strong>g> the C<strong>on</strong>structi<strong>on</strong> Certificate. (C89)<br />

36. All works <strong>on</strong> the site shall be undertaken to prevent erosi<strong>on</strong> and transport <str<strong>on</strong>g>of</str<strong>on</strong>g> soil and<br />

sediment <str<strong>on</strong>g>of</str<strong>on</strong>g>f the site and <strong>on</strong>to adjoining properties. Measures shall be taken in<br />

accordance with the requirements <str<strong>on</strong>g>of</str<strong>on</strong>g> Warringah Council’s Specificati<strong>on</strong> for Erosi<strong>on</strong><br />

and Sediment C<strong>on</strong>trol. A plan shall be submitted to the <str<strong>on</strong>g>council</str<strong>on</strong>g> / or certifier prior to<br />

issue <str<strong>on</strong>g>of</str<strong>on</strong>g> the C<strong>on</strong>structi<strong>on</strong> Certificate. (C41)<br />

37. The joins in the box culverts <str<strong>on</strong>g>of</str<strong>on</strong>g> the drainage infrastructure works to be adequately<br />

sealed to prevent surcharging. Details to be submitted to the satisfacti<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> Council<br />

prior to release <str<strong>on</strong>g>of</str<strong>on</strong>g> the c<strong>on</strong>structi<strong>on</strong> certificate.<br />

38. The fire stairs providing egress from the basement and mechanical ventilati<strong>on</strong> shafts<br />

for the basement to be designed to provide sufficient freeboard to prevent flood waters<br />

from the probable maximum flood levels entering the basement. Details to be<br />

submitted to Council and to the satisfacti<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> Council prior to release <str<strong>on</strong>g>of</str<strong>on</strong>g> the<br />

c<strong>on</strong>structi<strong>on</strong> certificate.<br />

The minimum level for the hump in the access driveway is to be RL<strong>21</strong>.06AHD. The<br />

minium level for the proposed unit 1 is to be FL <strong>21</strong>.06 AHD, unit 2 FL <strong>21</strong>.0AHD unit<br />

3 FL20.5AHD, unit 4 FL26.5 AHD, unit 5 FL20.14 AHD, unit 6 FL20.14 AHD.<br />

These levels to be c<strong>on</strong>firmed to the PCA by a registered surveyor prior to pouring<br />

c<strong>on</strong>crete.<br />

PRIOR TO THE COMMENCEMENT OF WORKS<br />

39. At least 2 days prior to work commencing <strong>on</strong> site Council must be informed, by the<br />

submissi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> Form 7 <str<strong>on</strong>g>of</str<strong>on</strong>g> the Envir<strong>on</strong>mental Planning and Assessment Regulati<strong>on</strong><br />

1998 <str<strong>on</strong>g>of</str<strong>on</strong>g> the name and details <str<strong>on</strong>g>of</str<strong>on</strong>g> the Principal Certifying Authority and the date<br />

c<strong>on</strong>structi<strong>on</strong> work is proposed to commence. (C168)<br />

40. The relocati<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> Councils drainage line to be completed prior to works or excavati<strong>on</strong>s<br />

commencing for the c<strong>on</strong>structi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the residential flat building.<br />

41. The sediment and erosi<strong>on</strong> c<strong>on</strong>trol facilities are to be installed, and approved by the<br />

Principal Certifying Authority, prior to the commencement <str<strong>on</strong>g>of</str<strong>on</strong>g> any other works <strong>on</strong> the<br />

site. These facilities are to be maintained in working order during the c<strong>on</strong>structi<strong>on</strong><br />

works and up to the completi<strong>on</strong> <str<strong>on</strong>g>of</str<strong>on</strong>g> the Maintenance Period. All sediment traps are to<br />

be cleared <strong>on</strong> a regular basis and after each major storm, and/or as directed by the<br />

Principal Certifying Authority, with all silt being removed from the site, or to an<br />

approved locati<strong>on</strong> within the site. (C116)<br />
