As Bangalore city grew it engulfed the surrounding villages,<br />

which has placed pressure <strong>on</strong> basic facilities such as sawage<br />

<strong>and</strong> water supply. Overtaking of the villages also led to loss of<br />

natural drainage channels <strong>and</strong> sources of water provided by<br />

a wide network of lakes, which are now either repositories for<br />

sewage or development sites for real estate projects.<br />

Project Outline - Objectives <strong>and</strong> <strong>Activities</strong><br />

The purpose of BCIL is essentially to mainstream sustainability, which means utilising so-called ‘alternate’<br />

technologies <strong>and</strong> establishing them as cutting-edge systems needed in the marketplace. BCIL’s work<br />

<strong>on</strong> energy <strong>and</strong> water led it towards implementing projects like T-Zed. In order to reduce CO 2 emissi<strong>on</strong>s,<br />

activities such as setting targets for optimal social <strong>and</strong> envir<strong>on</strong>mental st<strong>and</strong>ards <strong>and</strong> sourcing alternative<br />

“eco-friendly” modes of energy use were implemented.<br />

Impacts <strong>and</strong> Achievements<br />

Green homes are available at almost the same initial cost as c<strong>on</strong>venti<strong>on</strong>al buildings <strong>and</strong>, due to changing<br />

attitudes toward the envir<strong>on</strong>ment, buying into such houses has led to a redefiniti<strong>on</strong> of where c<strong>on</strong>sumers<br />

now place value in life. Also, pilot communities have awakened members to the new sensitivities<br />

of rati<strong>on</strong>al views of water <strong>and</strong> energy without having to compromise <strong>on</strong> comfort <strong>and</strong> c<strong>on</strong>venience.<br />

Furthermore, 20,000 t<strong>on</strong>nes of CO 2 capital savings (approx. $240,000), <strong>and</strong> 1,500 t<strong>on</strong>nes of CO 2 operati<strong>on</strong>al<br />

savings (approx. $180,000 for annual) were achieved.<br />

Future Challenges<br />

Although the c<strong>on</strong>cept of T-Zed can be applied to any income group, the civil c<strong>on</strong>structi<strong>on</strong> cost is not<br />

affordable. T-Zed assumes that if the state government can provide the l<strong>and</strong> by purchasing it at a subsidy<br />

from municipalities, such houses should be affordable, <strong>and</strong> provide the same, or comparable level of<br />

service, quality, comfort <strong>and</strong> functi<strong>on</strong>s for those in the lower, <strong>and</strong> low-middle income groups.<br />
