3. In review <strong>of</strong> the park search areas against the roadway system <strong>and</strong> 2020 l<strong>and</strong><br />
use patterns, four neighborhood park search areas have been identified.<br />
a. In the southwestern portion <strong>of</strong> District 3, east <strong>of</strong> Cedar Avenue, a park<br />
search area is recommended. This area is located outside Greenridge<br />
Park service area <strong>and</strong> is isolated from other park service areas by Cedar<br />
Avenue <strong>and</strong> Dodd Boulevard. This park should be located south <strong>of</strong> 179 th<br />
Street adjacent to existing <strong>City</strong> owned parcels utilized for stormwater<br />
management purposes related to the adjacent Crossroads development.<br />
The 2020 L<strong>and</strong> Use <strong>Plan</strong> identifies low, medium, <strong>and</strong> medium to high<br />
density residential l<strong>and</strong> uses for this portion <strong>of</strong> District 3, suggesting a<br />
significant increase in future population.<br />
b. The second neighborhood park search area is located between Flagstaff<br />
Avenue <strong>and</strong> Pilot Knob Road, north <strong>of</strong> the future extension <strong>of</strong> 179 th Street.<br />
This park will provide facilities for existing <strong>and</strong> future neighborhoods south<br />
<strong>of</strong> 170 th Street <strong>and</strong> the existing greenway bisecting the section . The l<strong>and</strong><br />
use plan guides future development <strong>of</strong> low <strong>and</strong> medium density l<strong>and</strong> uses<br />
for the undeveloped areas adjacent to the future 179 th Street corridor.<br />
This park should provide for trail connections to 179 th Street <strong>and</strong> the<br />
existing greenway.<br />
c. The third neighborhood park search area is in the southeast quadrant <strong>of</strong><br />
170 th Street <strong>and</strong> Pilot Knob Road. This search area is divided by MUSA<br />
staging areas. As such, this park search area may take a low priority.<br />
Future location <strong>of</strong> the neighborhood park should consider a close proximity<br />
to North Creek <strong>and</strong> a new major storm water holding pond as a means <strong>of</strong><br />
integrating the active park with attractive natural features <strong>of</strong> the area.<br />
d. The fourth neighborhood park search area is within the Spirit <strong>of</strong> Br<strong>and</strong>tjen<br />
Farm development. The location <strong>of</strong> the neighborhood park is identified on<br />
the Spirit <strong>of</strong> Br<strong>and</strong>tjen Farm PUD L<strong>and</strong> Use <strong>Plan</strong> <strong>and</strong> is anticipated to be<br />
dedicated to the <strong>City</strong> as part <strong>of</strong> a future phase <strong>of</strong> the subdivision after<br />
2010.<br />
4. Due to the numbers <strong>of</strong> higher functional classification streets that traverse District<br />
3, the trail system will be a critical element <strong>of</strong> the district’s recreational <strong>and</strong><br />
transportation system. Trail emphasis should be given to the following corridors:<br />
a. Continuation <strong>of</strong> MPTWs south along the east side <strong>of</strong> Cedar Avenue.<br />
b. Future MPTWs along both sides <strong>of</strong> Pilot Knob Road south <strong>of</strong> 170 th Street.<br />
