Park <strong>Plan</strong>ning District 6<br />
District 6 is located in the center <strong>of</strong> the <strong>City</strong>. The district boundaries include CSAH 50<br />
on the west <strong>and</strong> south, 185 th Street <strong>and</strong> Dodd Boulevard on the north, with Highview<br />
<strong>and</strong> Holyoke Avenues on the east.<br />
2020 L<strong>and</strong> Use <strong>Plan</strong><br />
Significant development <strong>of</strong> District 6 has occurred since the <strong>Parks</strong>, <strong>Trails</strong> <strong>and</strong> <strong>Open</strong><br />
<strong>Space</strong> <strong>Plan</strong> was last updated in 1999. The predominant l<strong>and</strong> use in the district is single<br />
family <strong>and</strong> medium density residential uses south <strong>of</strong> 185 th Street, east <strong>of</strong> CSAH 50 <strong>and</strong><br />
west <strong>of</strong> Ipava Avenue, which is based on the Central District Area <strong>Plan</strong>. <strong>Lakeville</strong> North<br />
High School, Heritage Commons, a commercial center located at the corner <strong>of</strong> Dodd<br />
Boulevard <strong>and</strong> CSAH 50 <strong>and</strong> the <strong>Lakeville</strong> <strong>City</strong> Hall <strong>and</strong> Dakota County Heritage Library<br />
are located in the southern portion <strong>of</strong> the District.<br />
The 2020 L<strong>and</strong> Use <strong>Plan</strong> recognizes the natural features within District 6 <strong>and</strong> proposes<br />
establishment <strong>of</strong> a significant greenway as part <strong>of</strong> the Central District Area <strong>Plan</strong> to<br />
protect the natural areas, delineating l<strong>and</strong> use boundaries, <strong>and</strong> providing a trail that will<br />
connect the various neighborhoods <strong>and</strong> downtown <strong>Lakeville</strong>. The 2020 L<strong>and</strong> Use <strong>Plan</strong><br />
recommends the continued development <strong>of</strong> Heritage Commons with medium density<br />
residential l<strong>and</strong> uses at its periphery. Low <strong>and</strong> low to medium density residential l<strong>and</strong><br />
uses are proposed through the balance <strong>of</strong> the district. L<strong>and</strong> use development is<br />
consistent with the L<strong>and</strong> Use <strong>Plan</strong> <strong>and</strong> will increase the population to an estimated<br />
6,246 by 2020.<br />
Existing Park <strong>and</strong> School Facilities<br />
District 6 has no neighborhood parks. The Greenway mini-park, King community<br />
playfield, Ames hockey arena, <strong>and</strong> three schools are located within the district to<br />
provide active recreation areas.<br />
