The degradation level of each ofthe main anomalies was determined as well as the evaluation index of the building envelope.Degradation evaluation results were obtained through visual survey and were aggregated by amethod developed for research. Levels of damage were established according to the extensionand the level of the anomalies’ severity. The rehabilitation works were defined to each levelof damage considering the type of interventions and the periodicity of its implementation.As in Portugal we do not have a data basis with the costs of a great number of rehabilitationworks that permits to quickly obtain the global cost of the works, a rehabilitation coefficientcosts was developed. This coefficient also can support the decisions of the building ownerwhen he has to decide among several solutions.To obtain these coefficients, firstly the type of rehabilitation actions were defined and werecollected, from enterprises and public owners of social housing, the unit cost of severalrehabilitation and conservation works previously defined. After obtaining differentcoefficients from different social buildings studied, models were developed in order to allowthe estimation of the costs of the envelope rehabilitation works.The aim of this paper is to present the models to obtain the cost of the envelope rehabilitationas a function of its evaluation index.
