Premiumred ist das Kompetenzzentrum für den Bereich <strong>der</strong> internationalen Projektentwicklung von Immobilien<br />
innerhalb <strong>der</strong> <strong>Volksbank</strong> <strong>Gruppe</strong>. In ihrem Selbstverständnis als „Development-Handwerker“ deckt Premiumred<br />
den gesamten Produktzyklus einer Immobilie selbst ab. Auf operative Partner wird gänzlich verzichtet. Der<br />
Produktzyklus reicht von <strong>der</strong> Projektakquisition und -entwicklung, über Planung, bauliche Realisierung, Vermietung<br />
und Property Management bis hin zum Verkauf an Endinvestoren. Premiumred erzielt dadurch im<br />
Branchenvergleich eine sehr hohe Rentabilität.<br />
Die im Berichtsjahr errichteten Bürogebäude heben sich deutlich von Konkurrenzprojekten ab, da die künstlerische<br />
Gestaltung <strong>der</strong> Lobbies als integraler Teil <strong>der</strong> Projektentwicklung gesehen wird. Peter Kogler gestaltete<br />
die Eingangsbereiche <strong>der</strong> Projekte „Smichov Gate“ in Prag und „Premium Plaza“ in Bukarest. Ein Deckengemälde<br />
von Otto Zitko wird in dem <strong>der</strong>zeit in Errichtung befindlichen Bürogebäude „Premium Point“ in<br />
Bukarest umgesetzt.<br />
Premiumred blickt auf das bisher erfolgreichste Jahr zurück: Das „Premium Plaza“, ein Bürogebäude mit einer<br />
vermietbaren Fläche von rund 8.600 m 2 in zentraler Bukarester Lage, war bereits bei <strong>der</strong> Eröffnung im Juli zur<br />
Gänze vermietet. Ernst & Young belegt knapp die Hälfte des Gebäudes. Der „Class A“-Büroturm „North Gate“<br />
in Warschau – mit einer Nutzfläche von rund 30.100 m 2 das bisher größte Projekt <strong>der</strong> Premiumred – war bei <strong>der</strong><br />
Eröffnung im Oktober bereits zu über 90 % vermietet. Zu Jahresende wurde ein Mietvertrag mit einem britischen<br />
Versicherungsunternehmen über die Hälfte des „Premium Point“, eines weiteren Bürogebäudes in Bukarest, abgeschlossen.<br />
Die Eröffnung des Gebäudes mit einer Nutzfläche von rund 6.500 m 2 ist für April 2009 geplant. Im<br />
Laufe des Jahres <strong>2008</strong> wurden jeweils ein Grundstück in Prag und Warschau für die geplante Entwicklung <strong>der</strong><br />
Büroprojekte „River Gardens“ (vermietbare Fläche rund 23.000 m 2 ) und „Salomea Business Park“ (vermietbare<br />
Fläche rund 28.000 m 2 ) erworben.<br />
Excellence in Real Estate<br />
Bereits zum dritten Mal fand im Mai <strong>2008</strong> im MessezentrumWienNeu die Real Vienna statt. Gemeinsam mit<br />
<strong>der</strong> Europolis, <strong>der</strong> Immoconsult und <strong>der</strong> Premiumred betreute die <strong>Investkredit</strong> einen Beratungsstand. Das<br />
Segment Immobilien <strong>der</strong> <strong>Volksbank</strong> <strong>Gruppe</strong> trug mit zwei Programm-Schwerpunkten zur inhaltlichen Gestaltung<br />
<strong>der</strong> Messe bei: mit dem Property Talk „Green Buildings, Green Developments – Zwischen Ökologie und Profit“<br />
sowie <strong>der</strong> Podiumsdiskussion „Logistik-Immobilien in CEE und SEE – Wachsen auf Achsen“.<br />
AUSBLICK FÜR 2009<br />
Vor allem im ersten Halbjahr 2009 sollte die konjunkturelle Entwicklung äußerst schwach verlaufen<br />
und <strong>der</strong> Ausblick ist generell mit ungewöhnlich hohen Risiken behaftet. In den USA dürften die staatlichen<br />
Konjunkturprogramme eine niedrige Konsumnachfrage nur teilweise ausgleichen. Auch in Japan,<br />
<strong>der</strong> Eurozone insgesamt und in Österreich sollte <strong>der</strong> Abschwung im ersten Halbjahr deutlich ausfallen. Die<br />
staatlichen Konjunkturprogramme in Österreich und den meisten an<strong>der</strong>en europäischen Län<strong>der</strong>n beginnen<br />
erst im Jahresverlauf die gesamtwirtschaftliche Nachfrage zu unterstützen.<br />
Der Rückgang <strong>der</strong> Aktienkurse sowie die Ausweitung <strong>der</strong> Bonitätsaufschläge haben Kapitalmarktfinanzierungen<br />
für Banken und Unternehmen trotz fallen<strong>der</strong> Zinsen verteuert. Trotz Entlastungen durch die<br />
staatlichen Hilfsmaßnahmen wird dies die Investitionen, die in <strong>der</strong> Regel um etwa drei Quartale zeitverzögert<br />
auf gestraffte Finanzierungsbedingungen reagieren, 2009 belasten. Auch die <strong>2008</strong> stark rückläufige<br />
Auftragslage und Auslastung sind ein Indiz dafür, dass private Ausrüstungsinvestitionen 2009 we<strong>der</strong> in<br />
<strong>der</strong> Eurozone noch in Österreich einen Wachstumsbeitrag leisten werden. Der private Konsum wird von<br />

Premiumred is the competence centre for international real estate project development within the<br />
<strong>Volksbank</strong> Group. In line with its self-conception as a “development artisan”, Premiumred covers the<br />
entire product cycle of a property without any operational partners. The product cycle spans from project<br />
acquisition and development, planning, constructional implementation, letting and property management<br />
through to the sale to final investors. This way Premiumred achieves a very high level of profitability<br />
compared with the sector.<br />
The office buildings constructed in <strong>2008</strong> stand out markedly from competitor projects as the artistic<br />
design of the lobbies is consi<strong>der</strong>ed an integral part of project development. Peter Kogler designed the<br />
foyers for the “Smichov Gate” project in Prague and “Premium Plaza” project in Bucharest. A ceiling<br />
painting by Otto Zitko is being incorporated in the “Premium Point” office building in Bucharest, which<br />
is currently un<strong>der</strong> construction.<br />
Premiumred can look back on its most successful year ever: “Premium Plaza”, an office building located<br />
in central Bucharest with a rentable area of around 8,600 m 2 , was already completely let when it<br />
was opened in July. Ernst & Young occupies almost half the building. The “North Gate” ‘Class A’ office<br />
tower in Warsaw – Premiumred’s largest project to date with 30,100 m 2 of usable floor space – was<br />
already over 90% let when it was opened in October. At the end of the year a rental agreement was<br />
drawn up with a British insurance company for over half of “Premium Point”, another office building<br />
in Bucharest. The opening of the building with around 6,500 m 2 of usable floor space is scheduled for<br />
April 2009. During <strong>2008</strong>, land was acquired in Prague and Warsaw for the envisaged development of<br />
the “River Gardens” (rentable area around 23,000 m 2 ) and “Salomea Business Park” (rentable area<br />
around 28,000 m 2 ) office projects.<br />
Excellence in Real Estate<br />
The third Real Vienna exhibition took place in May <strong>2008</strong> at MessezentrumWienNeu, where<br />
<strong>Investkredit</strong> ran an exhibition stand together with Europolis, Immoconsult and Premiumred. The real<br />
estate segment of <strong>Volksbank</strong> Group contributed two key items to the exhibition programme: the property<br />
talk Green Buildings, Green Developments – The Interplay of Ecology and Profit and the panel discussion<br />
Warehouse Real Estate in CEE and SEE – Growing in Leaps and Bounds.<br />
OUTLOOK FOR 2009<br />
Economic development is likely to be extremely weak in the first half of 2009 and the overall outlook<br />
is subject to an unusually high degree of risk. In the USA, the economic stimulus measures initiated by<br />
the government are expected to only partially offset the decline in consumer demand. In Japan, in the<br />
euro zone as a whole and in Austria, the economic downturn is likely to be extremely pronounced in the<br />
first half of the year, with the state aid programmes in Austria and most other European countries only<br />
starting to have an impact on macroeconomic demand over the course of the year.<br />
Lower share prices and the expansion of credit spreads have made it more expensive for banks and<br />
companies to obtain capital market financing despite declining interest rates. Although the state aid<br />
measures will provide some relief, this scenario will have a negative impact on investments in 2009,<br />
which generally respond to strained financing conditions with a delay of around three quarters. The<br />
sharp downturn in or<strong>der</strong>s on hand and capacity utilisation since the end of the past year also indicate<br />
that private capital expenditure on equipment in 2009 will fail to make a contribution to growth in<br />
