BASELINE SPATIAL HIERARCHY SUMMARY 62 Albion Square Wilkinson’s The Vision The civic space fronting the Town Hall needs to provide a majestic setting to this listed building. Key Characteristics • maintain views to Bethesda Triangle and Old Hall Street • Open up the space by removing brick walls and feather the steps to accommodate levels • illuminate historic corner buildings on corner of Albion Street and Pall Mall • screen views to Wilkinson’s through the use of tree planting; consider re-configuration of road layout to achieve this end. • make provision for blue badge parking adjacent to the substation • feature paving should provide a strong curtillage to the Town Hall; use threshold bands from side roads leading into the square • column lighting should be sensitively incorporated in this square, and the Memorial illuminated; recessed uplighters to trees should be incorporated • include adapted street furniture to front of Town Hall, incorporating public art • service access to the Town Hall needs to be considered in the final design of this space. • kiosk spaces to support local start-up businesses (in the spirit of Wayne Hemmingway’s KiosKiosK project). BASELINE SPATIAL HIERARCHY SUMMARY 62 Bethesda Triangle The Vision Bethesda Triangle will form a distinctive and historic arrival space to the City Centre from the Broad Street and Bethesda Street approaches (within the context of the Central Business District and surrounding community). The historic nature of the corner buildings form have the potential to provide a distinctive and appropriate setting to the Museum. This space needs to accommodate both pedestrians, cyclists and motorised traffic. Yellow Rock granite setts* Street Cafe’s cycle stands Key Characteristics • illuminate historic frontages of corner buildings to enhance historic townscape view at night time: use recessed uplighters to tree plantings; locate feature column to corner of Museum • re-configure road layout to enhance historic setting and make provision for extended pedestrian areas and Street Cafe’s, whilst accommodating vehicular traffic • use paving to promote Street Cafe’s: highlight the Museum entrance through feature paving; use historic setts in a contemporary manner; use paving to define threshold to the space • use tree planting to green the space and screen unsightly views: use planting to enhance the Museum curtillage • locate orientation signage at most visible point • use street furniture to make best use of the sunny aspect • incorporate provision for cycle parking • allow for emergency and vehicular access to Albion Street and Piccadilly • include provision for art park and banners to enliven Museum frontage on Broad Street Suggested Building Enhancements • encourage enhancements to the gable end of 69 Piccadilly and to the frontages of the historic corner buildings fronting the Triangle * subject to internal approval Portington black granite* Dark grey granite* Broad Street Art Park Museum Illustrative layout plan (NTS) East/West Courtyard Proposals to create a private-public space for the East West Centre will be informed by the over-riding vision for this prestigious development.The courtyard will be expected to support the uses associated with the development and promote a high quality approach.
