Split” is <strong>the</strong> slope that overlooks Vranjic and <strong>the</strong> nor<strong>the</strong>rn<br />

coast of Split from its nor<strong>the</strong>rn side, while its sou<strong>the</strong>rn side<br />

overlooks <strong>the</strong> central part of Brda. Both of those sides<br />

provide fast and quality traffic connections to both <strong>the</strong><br />

city centre and all <strong>the</strong> facilities in <strong>the</strong> suburb, and all<br />

those facilities that are important for a complete urban<br />

zone – school, kindergarten, large shopping malls, market…<br />

- are located within 10 minutes of walking from <strong>the</strong><br />

object.<br />

Led by experiences of living in <strong>the</strong> city’s new settlements<br />

where even <strong>the</strong> basic infrastructure, like sewerage and<br />

<strong>the</strong> developed electricity system that is adequate to <strong>the</strong><br />

user’s needs, is still several years behind <strong>the</strong> construction<br />

work, <strong>the</strong> buyers are always looking for a residential<br />

space in a neighbourhood that immediately provides<br />

all <strong>the</strong> normal life conditions. However, being that Split<br />

is currently <strong>the</strong> most expensive city in Croatia (and beyond)<br />

in terms of <strong>the</strong> price of a square metre, <strong>the</strong> new<br />

and old apartments in <strong>the</strong> already constructed neighbourhoods<br />

often have inaccessible prices for an average<br />

citizen. That’s exactly why “The Doors of Split” have<br />

created such an enormous amount of interest that led to<br />

<strong>the</strong> potential buyers’ bookings to be received before <strong>the</strong><br />

architectonic project even got finished. That is because<br />

<strong>the</strong> investor has announced <strong>the</strong> price of 1990 euros/m 2 ,<br />

which has been almost unimaginable for a new building<br />

in Split over <strong>the</strong> last year or two. This popular price<br />

reflects <strong>the</strong> fact that <strong>the</strong> parcel that features “The Doors<br />

of Split” has been allowed to be covered with construction<br />

projects to a high degree, which means that <strong>the</strong><br />

investment into <strong>the</strong> parcel will be much more “covered”<br />

thanks to <strong>the</strong> sheer number of constructed apartments.<br />

The object covers up to 15 000 square metres of bruttodeveloped<br />

surface and will feature 126 residential units<br />

that will be spread across two objects, each featuring<br />

five overground and two underground storeys. The latter<br />

storeys are reserved for all tenants’ parking spaces.<br />

The project, <strong>the</strong> author of which is architect Neno Mikulandra,<br />

has been designed with special attention towards<br />

<strong>the</strong> needs, possibilities and residential habits of<br />

<strong>the</strong> largest number of today’s families, so <strong>the</strong> apartment<br />

sizes will vary from 40 to 65 m 2 , and most of <strong>the</strong> apartments<br />

will have one or two bedrooms with <strong>the</strong> minimum<br />

of wasted space. The basic apartments’ concept is adjusted<br />

to modern living: <strong>the</strong> spaces are characterized by<br />

<strong>the</strong> connection of <strong>the</strong> living room with <strong>the</strong> dining room<br />

and kitchen, all of which would create one space for<br />

<strong>the</strong> daytime, while <strong>the</strong> “sleeping section” – bedrooms<br />

with <strong>the</strong>ir bathrooms – would be separated from that<br />

section. Depending on <strong>the</strong> position in <strong>the</strong> building, <strong>the</strong><br />

apartment can have ei<strong>the</strong>r a balcony or a loggia, and<br />

in order to achieve maximum advantage of <strong>the</strong> possibility<br />

of connecting residential units to <strong>the</strong> environment<br />

and to create comfort for <strong>the</strong> residing families, <strong>the</strong><br />

ground-floor apartments have direct exits into <strong>the</strong>ir own<br />

private fenced gardens. All <strong>the</strong> tenants will reach <strong>the</strong>ir
