Posebna je pažnja posvećena otvorenim prostorima /<br />

Special attention was given to outdoor spaces<br />

many as 150 square metres, but in which spaciousness<br />

and comfort were not sacrificed to “squeeze in <strong>the</strong> extraroom”,<br />

and which will feature equipment of <strong>the</strong> highest<br />

quality – from first-class parquet and floor heating to topnotch<br />

sanitary facilities by famous world brands, as well<br />

as soundless air-conditioners and fireplaces in <strong>the</strong> majority<br />

of apartments.<br />

Precisely <strong>the</strong>se types of apartments, luxuriously equipped<br />

and large, are a true rarity on today’s market because<br />

construction investors regularly opt for building a bigger<br />

number of smaller apartments in order to achieve a better<br />

refund of <strong>the</strong>ir investment. However, that type of calculation<br />

is <strong>the</strong> reason why those who want more out of<br />

<strong>the</strong>ir home don’t have a lot of choice. According to <strong>the</strong><br />

investor, <strong>the</strong>re is an enormous amount of interest for <strong>the</strong>se<br />

apartments that are just at <strong>the</strong> beginning of <strong>the</strong> construction<br />

process (<strong>the</strong> moving-in process isn’t predicted before<br />

next year’s fall), and that confirms that he made <strong>the</strong> right<br />

choice by building for those who have <strong>the</strong> possibility to<br />

pay more. – People want to solve <strong>the</strong>ir housing issue once<br />

and for all, and that means buying an apartment that<br />

will satisfy <strong>the</strong>ir needs with its size, decoration, location<br />

and equipment. Many among <strong>the</strong>m have <strong>the</strong> necessary<br />

money to buy <strong>the</strong> <strong>best</strong>, but <strong>the</strong>y simply don’t have anything<br />

to buy. At first, I was also surprised by such interest by<br />

potential buyers, but <strong>the</strong>n I <strong>real</strong>ized that, and this goes especially<br />

for Split, this category of people very rarely finds<br />

a project that would encompass all <strong>the</strong>ir demands – Ante<br />

Madunić claims. And it’s that precise premise, which says<br />

that people in Croatia have <strong>the</strong> money to pay for quality<br />

goods, and which was fully confirmed in this case, that<br />

is regularly advocated by Dubravko Ranilović, owner of<br />

<strong>the</strong> “Kastel” <strong>real</strong> <strong>estate</strong> agency and president of <strong>the</strong> Real<br />

Estate Business Association within <strong>the</strong> Croatian Chamber<br />

of Economics. His company also has exclusive rights of<br />

selling Madunić’s apartments at Pazdigrad.<br />

It seems that <strong>the</strong> buyers aren’t too repulsed with announced<br />

prices that amount to 2900 to 3000 euros per<br />

square metre. That price, <strong>the</strong> investor explains, is <strong>the</strong> reflection<br />

of <strong>the</strong> project’s quality, not only in design but also<br />

in performance. – The buildings we’re constructing are<br />

top-notch in every single criterion. Attractive location,<br />

choice of materials, quality of <strong>the</strong> architectonic project<br />

and performances in both <strong>the</strong> interior and exterior, <strong>the</strong><br />

amount of living space and <strong>the</strong> privacy of a smaller neighbourhood,<br />

driveways, full infrastructure, construction of a<br />

nearby school and kindergarten, project that has routinely<br />

received its construction license to signal <strong>the</strong> start of<br />

<strong>the</strong> performance… all <strong>the</strong>se reasons make <strong>the</strong> price go<br />

higher, but <strong>the</strong>y also guarantee that <strong>the</strong> clients receive<br />

<strong>the</strong> very <strong>best</strong>. And <strong>the</strong> clients, most of <strong>the</strong>m my acquaintances<br />

from <strong>the</strong> worlds of business, sports (Madunić used<br />

to be a top-class sportsman) or diplomacy, have already<br />

recognized what this is all about, because only a small<br />

number of apartments is still available. Judging by <strong>the</strong> interest,<br />

<strong>the</strong> buyers are craving for some quality projects<br />

– Madunić claims, and he also announces a new construction<br />

project after <strong>the</strong>se six villas are completed, and<br />

it will be very similar to this one. That’s where “Virgula”<br />

will apply some of <strong>the</strong> experiences <strong>the</strong>y gained on this<br />

project, and <strong>the</strong>y will again search for quality, instead of<br />

quick profit.<br />

However, this businessman’s “core business” remains <strong>the</strong><br />

hotel business, so he will also keep developing in that direction<br />

through buying or building a new hotel object.<br />

– The fulfilled capacity of hotel “Globo”, which is about<br />

90% on <strong>the</strong> yearly basis, as well as <strong>the</strong> title of <strong>the</strong> most<br />

successful entrepreneur of 2006 for my company “Eurodom<br />

Trade” that owns that hotel, and also <strong>the</strong> thorough<br />

knowledge of <strong>the</strong> state of <strong>the</strong> hotel business that I possess,<br />

have given me belief that this new hotel would be just<br />

as successful as “Globo”, if not more successful. Knowing<br />

<strong>the</strong> present <strong>offer</strong>ing in Split and investing into quality<br />

and educated staff, for which I’m sure is what holds <strong>the</strong><br />

biggest value of a good tourism deal, I’m not afraid of<br />

competition – Ante Madunić concludes.<br />
