1.1 | Modular HomesModular HomesOverview: Built in large pieces in a factory, modularhomes are most commonly delivered in two or morepieces to a site. In most cases the electrical, plumbing,drywall, and some flooring and cabinets have alreadybeen installed. These pieces are lifted into place on sitewith a crane and attached together with bolts. The roof isoften hinged so that it can lay flat during transport and beswung into place. Work such as trim, painting and HVACmay or may not be factory completed, depending on themanufacturer.INSTALLATION<strong>Construction</strong> Process: Before the modules can beset on site all of the foundation work must be completed.Once the foundation is installed the modules are broughtto the site, lifted into place, and bolted to each other andto the foundation. Finish work can begin at this point,which may or may not include trim work, finishing thecabinets, touching up dry wall, installing HVAC systems,and hooking up electrical and plumbing. Experiencedinstallers can lift a house into place quickly and with ease.Speed of <strong>Construction</strong>: A pre-approved plan can bebuilt in a factory in about two weeks, but custom housestake longer. Shipping times depend on distances betweenthe factory and the site, as well as the availability of trucks.Modular units can be set in one day and can be ready forcertificate of occupancy inspections 3 or 4 weeks afterbeing placed. 1Delivery Method: A modular unit will be trucked fromfactory to site. If the units are stored outside for any periodbefore shipping, the unit should be properly protectedfrom the elements. The size of trucks allowed on localroads is the limiting factor in the size of units available.(Fig.1) Where two modules come together a “seam” wall is formed. Itwill need some finish work, and is often designed so that its thicknessis used as an architectural element dividing two spaces such as a livingand dining room.(Fig.2) The size of the unit is determined by the size of truck allowedon local roads. Site access constraints should be carefully consideredbefore a modular home is purchased.
