8.5 | Rubber RoofsDESIGNEnvironmental Impact: Many rubber and syntheticmembrane systems are produced using toxic chemicalsand are laid with toxic adhesives. Most EPDM membranesare not recycled, and also not recyclable.In addition, the high solar gain from a black flat roof willraise homeowners’ heating bills substantially.Versatility/Flexibility: Rubber roofs are a very flexibleoption for flat roofs or roof decks. The large sheets of rubberare pliable and easy to smooth into place and cut onsite, making the material a good choice for complicatedroof shapes.Market Exposure: EPDM membranes are not as wellknown as built-up roofs, and builders may have to searchto find knowledgeable suppliers and installers.Code Approval: EPDM membranes are fairly new forresidential use. Builders and homeowners should checkwith their local building code officials before committingto this system.Affordability: One of the main benefits of rubber roofingis its affordability. Generally membranes cost no morethan $1/ft for the rubber, plus materials for adhesives andfasteners. Rubber roofs have inconsistent life spans, sohomeowners may have ongoing maintenance costs. Thehigh thermal gain will raise homeowners’ cooling bills.Coastal Considerations: Generally, flat roofs andrubber roofs are not the best choice for coastal areas Highwinds, torrential rains, and high solar heat gain are allproblematic for rubber roofs. However, if a project calls fora flat roof or a roof deck, EPDM membranes are a betterchoice than built-up roofs.(Fig.22 - Fig.23) A mechanically fastened EPDM system uses gasketedscrews to hold a sheet of EPDM in place. Some systems employ asecond sheet overlapped at the joint or a separate strip of membrane tocover the fasteners. This ensures no water penetrates the hole createdby the fastener.GULF COAST AVAILABILITY /LOCAL MANUFACTURERSMany construction supply stores will stock a variety ofrubber roof products. Because this construction method isoften used in commercial buildings, commercial contractorswill be more familiar with the process.
