Sources of Flood Risk:Primary flood risk to the site is fluvial, resulting from overtopping of the unnamedtributaries of the Bow Brook, to the central portion of the site. The central portion ofthe site falls within Flood Zone 3b and the Blue Zones of the Policy Maps. The A440Swinesheard Way road one of the main access roads to the site, are at risk fromfluvial flooding.This site is shown to be partially within one of the County Council’s historic floodhotspots.Surface water presents a risk to the site.
