Sources of Flood Risk:Primary flood risk to the site is fluvial, resulting from overtopping of an unnamedtributary of Pool Brook, to the north and east of the site. The site central andsouthern parts of the site fall within Flood Zone 3b and the Blue Zone of the PolicyMaps. The unnamed road to the west of the site, one of the main access roads tothe site, is at risk from fluvial flooding.Further development and creation of impermeable surfaces may result in anincrease of surface water flood risk.
