Sources of Flood Risk:Primary flood risk to the site is fluvial, resulting from overtopping of from theunnamed tributaries of Pool Brook, to the north, west and south portions of the site.The site falls within Flood Zone 3b and the Blue Zone on the Policy Maps, to thewestern, northern and southern portions of the site. The B4209 Hanley Road andthe Rothwell road, the main access roads to the site are at risk from fluvial flooding.Surface water presents a risk to the site. Further development and creation ofimpermeable surfaces may result in an increase of surface water flood risk.
