The Dutch property market was in the grip of the bad economic situation, the growing uncertainty surrounding the Euro crisis, diminishing consumer confidence and the increasing difficulties experienced by private individuals attempting to take out a mortgage. AM’s policy in this stagnating market was focussed on dynamic development and sales of its property products, creating unique new product/market combinations and reducing the amount of capital invested in projects. AM successfully implemented this policy by simplifying partnerships and relinquishing land development, usually while still retaining the rights to develop and build property. AM was also able to substantially reduce the stock of unsold homes in either projects in progress or in completed projects. The focus within the organisation was still on cost savings and synergy. AM concentrated its efforts on the inventive development of projects that meet the current market demand, which includes affordable homes for first-time buyers and people moving up the housing ladder, based on a rational design with relatively low living costs thanks to practical sustainability provisions. By cutting these projects into small phases and continually monitoring specific consumer wishes and adjusting the product accordingly per sub-project, AM was able to successfully develop and sell projects. AM and BAM Woningbouw intensified their collaboration in order to develop homes tailored to modern wishes with a shorter preparation time and at lower costs. Although output was relatively low on the residential market as a whole, AM managed to record sales successes at various locations. For example, the sale of the homes followed by the start of construction work went well in projects such as Fourty5High in Amersfoort, De Oosterkolk in Alkmaar, Thorbeckepark Artist’s impression of De Studio: student accommodation and starter homes in the former GAK office block in Amsterdam. AM. in Utrecht, Korpershoek in Schipluiden and Tuinveld in ’s-Gravenzande. In Amsterdam, AM is responding to the huge shortage of high-quality, affordable student accommodation by offering large numbers of student homes to buy or rent in the De Studio and Villa-Mokum projects. The 320 student and first-time buyer’s apartments went on sale in the De Studio apartment complex (the redevelopment of the former GAK building in Bos en Lommer on the western ring road). Shortly afterwards, a total of 348 student homes went on sale in the Amstel district on the wide bend in the River Amstel between the Amsterdam-Zuid and Watergraafsmeer areas of the city. In total, the plan comprises 627 homes. In Amsterdam-Zuid, the OPZUID terrace apartments – varying from bedsits and two-storey townhouses to penthouses – were also put up for sale. In addition to developing homes for private buyers, AM is now working increasingly for investors and housing corporations. For example, AM sold large numbers of properties in DeoNeo in Haarlem (apartments and commercial space for Bouwinvest), De Loofmeesters in Maassluis (single-family houses for Stichting Pensioenfonds Openbaar Vervoer), De Banne in Amsterdam (care homes for Cordaan, apartments for Syntrus Achmea and rented apartments for the Rochdale housing foundation), Laauwik in Lent (bow houses for Bouwinvest), Ciboga in Groningen (townhouses for the Nijestee housing corporation), the Amstel district in Amsterdam (apartments for Syntrus Achmea), De Hoven in ’s-Hertogenbosch (care homes for the Zayaz housing foundation) and Vathorst in Amersfoort (single-family homes for Bouwinvest). 2011 also saw the start of work on the eye-catching ‘100hoog’ complex, comprising 152 apartments, in the Wijnhaven district in Rotterdam. At ground level, there is space for commercial facilities which will be owned by Hoogvliet Beheer. Syntrus Achmea will be buying some of the apartments.

AM is a participant in a number of large-scale and long-term plans for multi-purpose area development, mainly in city-centre areas. Examples include the redevelopment of Stadswerven in Dordrecht, the Schelde district in Vlissingen, Groot ZiekenGasthuis and CarolusZiekenhuis hospitals in ‘s-Hertogenbosch, the plan for the town centre in Best, Enka in Ede, Brouwerspoort in Veenendaal, Lange Wemen in Hengelo, Drie Hoefijzers in Breda, Nieuw Zaailand in Leeuwarden and Kraanbolwerk in Zwolle. The partnership formed by Rotterdam municipal authority and a development consortium (including AM) on the Newport Nesselande project – apartments, shops and leisure facilities at Lake Zevenhuizerplas – was given the NEPROM Award for Location Development for 2011. The project development sector association NEPROM presents this award every two years to encourage and reward partnerships between public and private sector parties in spatial development. When devising and developing sustainable and inspiring living environments, AM actively considers all the interests and all the stakeholders in an open planning process to ensure that optimum use is made of locations – both in the urban and in the rural environment. Sustainability is always an integral component of any project. AM works closely with other BAM operating companies, including BAM Utiliteitsbouw, BAM Woningbouw, BAM Civiel, BAM Wegen, BAM Techniek and BAM PPP. > AM Real Estate Development focuses on the development of commercial real estate. In order to cluster the activities in this market, IPMMC Vastgoed and AM Real Estate Development merged with effect from 1 September 2011 under the name AM Real Estate Development. AM, BAM Woningbouw (in joint venture). Princess Margriet of the Netherlands opened Rabobank’s new financial advice centre, an AM Real Estate Development project in Van Gelderpark in Apeldoorn. The centre was developed using the principles of ‘highly sustainable non-residential construction’ adopted by the Agentschap NL. In Enschede, Rabobank Enschede-Haaksbergen, AM Real Estate Development and Rabo Eigen Steen officially gave the green light for the construction of the new Rabobank building on Zuiderval. The building comprises approximately 6,000 m² of office space and offers a high level of sustainability. Elsewhere in Enschede, thanks to the Kotmanpark plan, the housing corporation De Woonplaats and AM took a further step towards the objective of developing energy-neutral buildings within the next few years. AM Real Estate Development and project partner Multi Vastgoed started the construction of the prestigious Nieuwe Haagse Passage shopping centre in the centre of The Hague. The Green Building Council awarded the ‘BREEAM Good’ sustainability certificate to this project. AM Real Estate Development and various partners also presented the Sustainable Shopping Centres Toolkit. The toolkit is a practical instrument for municipal authorities, developers, investors, retailers and construction companies to develop, build and operate shopping centres in a sustainable manner. The parties involved in developing the toolkit expect it to systematically help to improve the sustainability of existing and new shopping centres in the Netherlands.
