4.2 STAND-ALONE NEW CONSTRUCTION<br />

POLICY:<br />

New stand-alone construction should complement and not detract from the overall historic character<br />

<strong>of</strong> the historic property or district.<br />

DESIGN JUSTIFICATION:<br />

The way in which existing and new buildings relate is important in maintaining the overall historic<br />

character <strong>of</strong> a historic property and district. Architectural design directly affects the integrity <strong>of</strong> the<br />

property and district as a whole. For this reason, new, stand-alone buildings should maintain the continuity<br />

<strong>of</strong> the character <strong>of</strong> a historic property and district.<br />

SUSTAINABILITY JUSTIFICATION:<br />

New construction should adhere to principles <strong>of</strong> sustainability in design, materials, and energy efficiency.<br />

4.2.2: New stand-alone and infill buildings should be consistent with historical patterns <strong>of</strong> development<br />

for the property, block and district.<br />

4.2.3: Construction <strong>of</strong> stand-alone and infill buildings should be compatible in size, scale, proportion,<br />

spacing, texture, setbacks, height, materials, color and detail to adjacent or nearby buildings<br />

and streetscapes.<br />

4.2.4: New buildings must fill the same proportion <strong>of</strong> lot area as other buildings on the streetscape.<br />

The pattern created by spaces between buildings should be continued.<br />
