3.7.1: Preventative maintenance is the key to prevent ro<strong>of</strong> damage. Inspect ro<strong>of</strong>s regularly for normal<br />
wear and damage from storms or wind. Inspect flashing at ro<strong>of</strong>ing, gutters, and chimneys yearly.<br />
Repair leaks promptly in ro<strong>of</strong>s to prevent wall and interior damage. Clean and repair gutters and<br />
downspouts to prevent water damage to fascia, s<strong>of</strong>fits and walls.<br />
3.7.2: Maintain ro<strong>of</strong> and ro<strong>of</strong> elements, thereby preserving the historic building.<br />
3.7.3: Preserve the original shape, line, pitch and overhang <strong>of</strong> historic ro<strong>of</strong>s, as well as architectural<br />
features such as dormers, chimneys and turrets.<br />
3.7.4: Retain, preserve and keep in good repair distinctive features such as open eaves with exposed<br />
rafters and angled, decorative or plain rafter tails, flared eaves or decorative purlins, ridge<br />
cresting and brackets. Preserve flat ro<strong>of</strong>s and parapets.<br />
3.7.5: Integral gutters (those built-in to the edge <strong>of</strong> the ro<strong>of</strong>, usually metal lined wood) should be<br />
maintained. Doing so will alleviate the need for new hanging gutters that may obscure ro<strong>of</strong> edge<br />
details.<br />
3.7.6: Flat ro<strong>of</strong>s with parapets shall be preserved. Flat ro<strong>of</strong>s not visible from the public right-<strong>of</strong>way<br />
or concealed by parapets, may be replaced with membrane materials recommended for such<br />
applications.<br />
The original slate ro<strong>of</strong> at 440 NW 14th Street<br />
can last indefinitely, eliminating replacement<br />
or waste issues. Also, they are fully recyclable<br />
in their existing form.<br />
