Issue 3.0:- Coastal Processes and Coastal Habitat Protection
Objective: To ensure natural coastal processes and natural habitats are maintained and
the hydrological and biological roles of the coast, wetlands and waterways are protected.
Acceptable Solution
3.1 No building is to be erected or other works
undertaken on a coastal dune system in the
areas of the surf zone, swash zone, beach zone,
incipient dune, or foredune as shown in Figure
12.1.
3.2 No building is to be erected or other works
undertaken within 100 metres of the seaward
edge of any coastal cliff, bluff or headland.
3.3 No removal of sand or other material is to occur
from any beach, fore or hind dune or the
nearshore zone.
3.4 No building, or other works is to be placed in any
location where it will interfere with the natural
transport of sediment by currents, waves or
wind.
3.5 No buildings or works are to result in the removal
of any vegetation cover from fore or hind dunes,
dune swales, beaches or within 100 metres of the
seaward edge of any coastal cliff or bluff.
Vegetation cover includes all naturally occurring
and introduced species in the primary, secondary
and tertiary zones shown in Figure 12 but does
not include environmental weeds.
Response
The proposed building is to be located outside of the
zones indicated in Figure 12.1.
Complies with Acceptable Solution 3.1
No works are proposed to occur within 100 metres of
the features outlined in AS 3.2.
Complies with Acceptable Solution 3.2
No removal of sand or material is proposed.
Complies with Acceptable Solution 3.3
The proposed building is situated away from the
shoreline, and will not interfere with any natural
systems.
Complies with Acceptable Solution 3.4
No vegetation removal is to occur within 100 metres of
the features outlined in AS 3.2.
Complies with Acceptable Solution 3.2
Issue 4.0:- Flood, Storm, Surge and Landslip Hazards
Objective: To ensure use or development mitigates risk from flooding, storm surge and
landslip.
Acceptable Solution
4.1 No development is to be undertaken on any part of the
site which has the following characteristics:
(a) located on an active floodway or within the 1-in-
100 year flood risk area; or
(b) within 30 metres of High Water Mark (HWM) or
less than 3m above the ordinary HWM of the Spring
tide in areas subject to storm surge.
(c) within a Declared A Landslip area;
(d) within a Declared B Landslip area or other area of
potential landslide hazard.
Response
The site is not subject to inundation and is
located in excess of 170 metres from and uphill
of HWM.
The site is not located within a Declared Landslip
A Area, however, it is located in an identified
landslip area.
