7. The locations of existing private services on the site are to be identified and
where separate private sewer, water and storm water services, including on-site
disposal systems, are required they are to be contained wholly within the
individual lots they serve.
8. The Stennings Road seal and kerb is to be extended to match the extension
required by way of Planning Permit DA0024/2008 and to connect with the
vehicular access to lot 2.
9. A vehicular access with a 40mm asphalt sealed surface is to be constructed
between the edge of the new sealed pavement of Stennings Road and the
property boundary of lot 2, in accordance with the Tasmanian Councils’
Subdivision Standard Drawing No SD1009 – Rural Roads – Standard Access and
the conditions in a “Works in Road Reservation Permit”.
10. A vehicular access with a 40mm asphalt sealed surface is to be constructed
between the edge of the sealed pavement of Calder Road to the property
boundary of lot 3, in accordance with the Tasmanian Councils’ Subdivision
Standard Drawing No SD1009 and the conditions in a “Works in Road
Reservation Permit”. Note: A sealed swale drain may be constructed in lieu of a
culvert.
11. All new vehicular accesses are to be located in accordance with Tasmanian
Councils’ Subdivision Standard Drawing SD – 1012 – Access Sight Distance
Requirements and be approved by the Executive Manager Engineering Services.
12. Underground power is to be provided to each lot in the development in
accordance of the requirements of Aurora Energy and IPWEA standard drawings
and specifications.
13. Telecommunication services are to be provided to each lot in the development
in accordance of the requirements of Telstra and IPWEA standard drawings and
specifications.
14. Control measures are to be installed for the duration of the construction phase
so as to limit the loss of soils and other debris from the site.
15. This development/use is not to result in the generation of environmental harm
or nuisance as defined in the Environmental Management and Pollution Control
Act 1994.
Note:
A “Works within the Road Reservation” permit must be obtained from Council for all
activity within the Road Reservation.
