It is therefore possible to assess an optimum level of assetcondition, which balances the upkeep with deterioration, and so balances theinvestment required between planned and routine maintenance.As all components of the asset have a finite life it is important to assess this lifeand highlight the routine and planned maintenance required to achieve this lifeterm, and also to enable the funding to be put in place for the eventualreplacement of the asset.45
