Transfer Duties
City of Montreal increased to 2.5% the marginal rate used to
calculate the duties (the “welcome tax”) imposed on the
transfer of immovables in its territory in respect of that
portion of the basis of imposition which exceeds $1,000,000.
Duties become payable upon registration of a transfer of an
immovable, a lease with a term exceeding 40 years or an
emphyteutic lease.
The basis of imposition is the greater of (i) municipal
evaluation multiplied by a comparative factor and (ii)
consideration for the transfer.
